Pertumbuhan penduduk yang semakin tinggi dari tahun ke tahun menyebabkan tingkat kebutuhan masyarakat akan tempat tinggal juga semakin tinggi Oleh karena itu pemerintah mencanangkan program sejuta rumah untuk pembangunan ekonomi dan kesejahteraan masyarakat Perumnas sebagai salah satu BUMN diberdayakan kembali oleh pemerintah untuk memenuhi kurangnya pasokan rumah bagi masyarakat berpenghasilan rendah Tujuan penelitian ini adalah menganalisis kelayakan terhadap investasi proyek Rusunami Sentraland A8 Cengkareng milik Perumnas dari aspek keuangan menggunakan metode NPV IRR PI dan PP Sebagai analisis resikonya penulis menggunakan uji sensitivitas dan disimulasikan menggunakan simulasi monte carlo Dengan menggunakan dana Penyertaan Modal Negara sebagai dasar perhitungan penganggaran modal maka dihasilkan NPV sebesar Rp 136 428 000 000 00 dan IRR 28 68 Dari uji sensitivitas diperoleh bahwa NPV sensitif terhadap perubahan biaya sebesar 50 dan dengan simulasi monte carlo diperoleh NPV rata rata Rp 154 384 000 000 00 dengan probabilitas NPV bernilai negatif adalah 12 14
