Penelitian ini bertujuan untuk melakukan analisis perbandingan antara model akuntansi, model struktural, dan model kombinasi yang menggabungkan variabel akuntansi dan variabel struktural dalam memprediksi kebangkrutan perusahaan properti dan real estate di Indonesia. Variabel yang dipakai adalah zscore Altman, rasio akuntansi yang mempengaruhi zscore, dan distance to default yang diperoleh dari model Merton. Penelitian ini menggunakan metode analisis regresi logistik. Sampel yang dipakai adalah perusahaan properti dan real estate yang terdaftar di BEI periode 2008-2013.Hasil penelitian menunjukkan model kombinasi lebih baik dari model akuntansi dan model struktural karena memiliki kekuatan eksplanatoris dan akurasi prediksi yang lebih besar dari kedua model lainnya.

The purpose of this study is to conduct comparative analysis of accounting-based models, structural model, and a combined model that comprises accounting and structural variables to predict bankruptcy of property and real estate firms in Indonesia. The variables on this study are Altman?s zscore, accounting ratios used to calculate zscore, and Merton?s distance to default. This study is conducted using logistic regression analysis. The sample of this study is property and real estate firms listed in BEI during 2008-2013.

The result of this study indicates that combined model is better than accounting-based model and structural model because combined model has higher explanatory power and prediction accuracy than the other two models.
