Tesis ini membahas mengenai keabsahan pendaftaran tanah atas objek tanah yang telah dihibahkan dikaitkan dengan pembatalan akta hibah secara sepihak oleh pemberi hibah. Permasalahan dalam penelitian ini yaitu akibat hukum terhadap akta hibah yang dibatalkan secara sepihak oleh pemberi hibah dan keabsahan pendaftaran tanah terhadap objek tanah yang telah dialihkan dengan diterbitkannya akta hibah. Penulisan tesis ini menggunakan metode yuridis normatif dengan data sekunder sebagai sumber datanya. Analisis data yang digunakan yaitu deskriptif analitis melalui pendekatan kualitatif. Sebagai hasil penelitian dalam tesis ini dapat diketahui bahwa akibat hukum terhadap akta hibah yang dibatalkan secara sepihak oleh pemberi hibah yaitu tidak berakibat batal terhadap isi perjanjian yang dituangkan dalam akta hibah tersebut, karena selama dan sepanjang akta autentik tidak dibatalkan atau dimintakan pembatalan, maka akta tetap sah berlaku sebagai undang-undang bagi para pihak yang membuatnya. Terkait dengan keabsahan pendaftaran tanah terhadap objek tanah yang telah dialihkan dengan diterbitkannya akta hibah, maka terhadap pendaftaran tanah tersebut dapat dinyatakan tidak sah karena adanya cacat hukum administratif yang dilakukan dalam proses pendaftaran tanah dan bila Badan Pertanahan Nasional Kabupaten Bandung mengetahui adanya peralihan hak melalui Akta Hibah Nomor 1417/BE/1997 tanggal 12 September 1997, maka konsekuensi terhadap penerbitan Sertifikat Hak Milik Nomor 326 dapat dimohonkan pembatalannya pada Pengadilan Tata Usaha Negara dalam daerah hukumnya.

This thesis discusses the validity of land registration for land objects that have been granted in connection with the cancellation of the grant deed unilateral by the grantor. The problem in this study is the legal consequences of the canceled deed unilateral by the grantor and  the validity of land registration for the object of land that has been transferred by the issuance of the grant deed. The writing of this thesis uses a normative juridical method with secondary data as the data source. The data which used in this analysis is descriptive analytical through a qualitative approach. As a result of the research in this thesis, it can be seen that the legal consequences of unilaterally canceled grant deeds that there is no cancellation of the contents of the agreement as outlined in the grant deed, because as long as the authentic deed is not canceled or requested for cancellation, then the deed will still be valid as a law for the parricipants made it. Related to the validity of land registration for the object of land that has been transferred by the issuance of a grant deed, then the land registration can be declared invalid because of an administrative legal defect in the land registration process and if the Bandung Regency National Land Agency is aware of the transfer of rights through the Grant Deed Number 1417 / BE / 1997 on 12 September 1997, then the consequences for the issuance of Property Rights Certificate Number 326 can be requested for cancellation at the State Administrative Court in its jurisdiction.
