Tesis ini bertujuan untuk menganalisis faktor-faktor yang mempengaruhi permintaan sewa fasilitas olahraga publik di kawasan Gelora Bung Karno. Analisis dalam penelitian ini merupakan analisis regresi data panel dengan pendekatan metode estimasi berupa Random Effect Model (REM). Objek penelitian ini adalah beberapa venue di Kawasan Gelora Bung Karno, yang terdiri dari Stadion Utama, Gedung Basket, Istana Olahraga (Istora), Stadion Tenis Indoor dan Stadion Aquatic. Data yang digunakan adalah data kuartal dari tahun 2008 (Kuartal I)– 2019 (Kuartal II). Variabel dependen yang digunakan, yaitu jumlah permintaan sewa atau okupansi penyewaan fasilitas, sedangkan variabel independen yang digunakan adalah variabel Produk Domestik Regional Bruto (PDRB) DKI Jakarta, jumlah populasi penduduk DKI Jakarta, dan tarif rata-rata sewa penggunaan fasilitas sewa di Komplek Gelora Bung Karno (GBK), serta variabel kontrol lainnya seperti penyelenggaraan saat kegiatan Asian Games 2018 berlangsung, renovasi dalam rangka penyelenggaraan Asian Games, dan kuartal tahunan. Hasil penelitian yang diperoleh menunjukkan bahwa PDRB DKI Jakarta, populasi DKI Jakarta, dan tarif rata-rata sewa fasilitas di Komplek GBK tidak signifikan terhadap okupansi penyewaan fasilitas sewa olahraga publik di Komplek GBK, namun variabel kontrol seperti penyelenggaraan kegiatan Asian Games 2018 ditemukan signifikan dan berpengaruh positif terhadap permintaan sewa fasilitas di Komplek GBK sebesar 29,14%. Hasil penelitian juga menunjukkan bahwa okupansi pada kuartal II, III, dan IV setiap tahunnya ditemukan signifikan terhadap okupansi penyewaan fasilitas sewa olahraga publik di Komplek GBK dibanding Kuartal I.

This thesis aims to analyze the factors which affect rental demand for public sports facilities in the Gelora Bung Karno (GBK) Sports Complex. The analysis in this study is a panel data regression analysis with the estimation approach method used is Random Effect Model (REM). The object of this research are several venues in the Gelora Bung Karno Sports Complex, which consist of the GBK Main Stadium, GBK Basketball Hall, GBK Istora, GBK Tennis Indoor Stadium and GBK Aquatic Stadium. The data used is quarterly data from 2008 (Q1) - 2019 (Q2). The dependent variable used is occupancy of rental facilities in GBK Sports Complex, and the independent variable used are Gross Regional Domestic Product of DKI Jakarta, population of DKI Jakarta, and average rental rates of GBK Sports Complex. Also used control variables such as the event of Asian Games 2018, Renovation for Asian Games, and Annual Quarter. The results obtained showed that the Gross Regional Domestic Product of DKI Jakarta, population of DKI Jakarta, and average rental rates were not significant for demand of rental facilities in GBK Sports Complex, but control variables such as main event of Asian Games were found significant and positively affect the demand for rental facilities in GBK Sports Complex by 29.14%. The results also showed that the occupancy in Q2, Q3, and Q4 each year found significant affect the demand for rental facilities in GBK Sports Complex compared to Q1.
