ABSTRAKStudi ini menjelaskan dampak negatif dari bencana banjir dengan melihat pengaruh kejadian banjir yang pernah dialami terhadap perubahan harga sewa properti di Provinsi DKI Jakarta. Dengan menggunakan pendekatan hedonic property price model dan regresi Ordinary Least Square (OLS) pada tingkat kecamatan, estimasi ini menunjukkan bahwa terdapat hubungan yang negatif antara kejadian banjir yang pernah dialami terhadap perubahan harga sewa properti di Provinsi DKI Jakarta pada 2014. Ketika suatu properti pernah mengalami banjir sejak 2007 sampai dengan 2014, harga sewa properti tersebut akan tetap mengalami peningkatan. Peningkatan harga sewa properti yang pernah mengalami banjir sejak 2007 sampai dengan 2014 lebih rendah 36% dibandingkan dengan peningkatan harga sewa properti yang tidak mengalami banjir.

ABSTRACT

This study explains the impacts of floods by observing the occurence of flood on the Jakarta property sublet. The approach uses hedonic pricing model and Ordinary Least Square (OLS) regression at subdistrict level. The main estimation shows that there is a negative relationship between the occurence of flood and changes in monthly housing rental prices in Jakarta. When a property has experienced flooding from 2007 to 2014, the rental price of the property will continue to increase. This increase in rental prices for properties that have experienced floods from 2007 to 2014 is 36% lower than the increase in rental prices for properties that have not experienced flooding.
