Who are the Biggest "Winners"? The Effect of a New Metro Line Investment on Amsterdam Real Estate Market = Siapakah Pemenang Terbesarnya? Pengaruh Investasi Jalur Metro Baru di Pasar Real Estat Amsterdam

 Abstract

This paper studies the consequences of a new transportation infrastructure project on the housing market. Between 1968 and 2018, the Netherlands’ government engaged in establishing a mass rapid transit system, called Metro Line 52, which runs between the South and North parts of Amsterdam. The hedonic estimates generated from panel linear estimation strategies suggests that the overall “winners” from the metro establishment are the houses located within a 537-meter network distance from the nearest Metro Line 52 stations with an increase in house price by approximately 3.18% relative to the controlled areas. In addition, this paper also adopts a tree-based machine learning approach suggesting that the biggest “winners” from this investment goes to the properties with sizes of lower than 67 m2 and located more than 2.2 km far away from the city centre.

Tesis ini mempelajari konsekuensi dari proyek infrastruktur transportasi baru di pasar perumahan. Antara 1968 dan 2018, pemerintah Belanda terlibat dalam membangun sistem angkutan cepat massal, yang disebut Metro Line 52, yang membentang antara bagian Selatan dan Utara Amsterdam. Estimasi hedonic yang dihasilkan dari strategi estimasi linier panel menunjukkan bahwa “pemenang” keseluruhan dari pendirian metro adalah rumah yang terletak dalam jarak jaringan 537 meter dari stasiun Metro Line 52 terdekat dengan kenaikan harga rumah sekitar 3,18% relatif terhadap daerah yang terkontrol. Selain itu, tesis ini juga mengadopsi pendekatan “machine learning” berbasis “regression tree” yang menunjukkan bahwa “pemenang” terbesar dari investasi ini adalah properti dengan ukurannya kurang dari 67 m2 dan terletak lebih dari 2,2 km dari pusat kota
