Pemeliharaan dan perawatan gedung sekolah berkonsep Near Zero Energy Building (NZEB) bertujuan untuk mengoptimalkan kinerja bangunan tersebut. Di Indonesia, pemeliharaan dan perawatan gedung sekolah NZEB masih menghadapi berbagai tantangan, yang ditandai dengan banyaknya kerusakan pada bangunan sekolah. Penelitian ini bertujuan untuk mengembangkan model Building Information Modeling (BIM) gedung sekolah NZEB di Jakarta berbasis Work Breakdown Structure (WBS). Dengan menggunakan WBS, lingkup pekerjaan pemeliharaan dan perawatan dapat dikelola secara terperinci hingga ke tingkat komponen terkecil. Sementara itu, penerapan BIM memungkinkan pengelolaan data dan informasi secara efektif serta mendukung visualisasi yang lebih baik selama fase pemeliharaan dan perawatan. Tujuan akhir penelitian ini adalah meniingkatkan kinerja pemeliharaan dan perawatan gedung sekolah NZEB. Metodologi penelitian yang digunakan bersifat kualitatif, dengan mengambil SMAN 96 Jakarta sebagai studi kasus. Data penelitian diperoleh melalui studi literatur, analisis dokumen, dan studi kasus. Analisis selanjutnya digunakan untuk mengidentifikasi hubungan antara penerapan BIM berbasis WBS dengan peningkatan kinerja pemeliharaan dan perawatan gedung sekolah NZEB. Hasil penelitian ini berupa model BIM gedung sekolah NZEB yang terintegrasi dengan WBS sebagai upaya meningkatkan kinerja pemeliharan dan perawatan gedung sekolah NZEB.
Maintenance and care of Net Zero Energy Building (NZEB) school buildings aim to optimize their performance. In Indonesia, NZEB school buildings still face various challenges in maintenance and care, as indicated by the significant number of damaged school buildings. These issues can negatively impact building functionality and increase maintenance costs. This study aims to develop a Building Information Modeling (BIM) model for NZEB school buildings in Jakarta, utilizing a Work Breakdown Structure (WBS) approach. By implementing WBS, the scope of maintenance and care tasks can be managed in detail down to the smallest components. Meanwhile, BIM facilitates effective data and information management and provides enhanced visualization during the maintenance phase. The ultimate goal of this research is to improve the performance of NZEB school building maintenance and care. The research adopts a qualitative methodology, using SMAN 96 Jakarta as a case study. Data were collected through literature reviews, document analysis, and case studies, and validated by experts in building maintenance and BIM. Further analysis was conducted to identify the relationship between the application of WBS-based BIM and the performance improvement of NZEB school building maintenance. The outcome of this research is a BIM model for NZEB school buildings integrated with WBS to enhance the efficiency of maintenance and care.
