"Saat ini tingkat emisi carbon dioxide (CO2) berada pada level tertinggi. Salah satu penyebabnya adalah pemborosan energi listrik yang digunakan. Salah satu penyumbang terbesar konsumsi energi listrik adalah pada sektor High Rise Building (HRB). Makalah ini mengusulkan suatu sistem otomasi pada sistem Heating Ventilation and Air Conditioning (HVAC), sistem penerangan, dan sistem elektronik khususnya pada guest room area, dimana konsumsi energi listrik sangat bergantung pada perilaku tamu. Tujuan dari sistem yang diusulkan adalah untuk menghemat energi dan mewujudkan smart greenbuildings. Hasil penelitian menunjukkan bahwa sistem yang diusulkan memberikan penghematan energi rata-rata 303.377 kWh per bulan. Sistem ini dapat menghemat biaya tagihan listrik sebesar 22% setiap bulannya. Dengan investasi Rp 9.350.000.000,Pengembalian dari investasi semua perangkat room control automation akan kembali dalam waktu 30,3 bulan / setara dengan 2,53 tahun (layak) dengan Internal Rate of Return (IRR) 22,06%, Net Present Value (NPV) Rp 2.408.608.882 & Discount Rate 12%. Hasil tersebut menegaskan bahwa penerapan sistem room control automation dapat dikatakan layak untuk mewujudkan smart green buildings.

Currently, the level of carbon dioxide (CO2) emissions is at the highest level. One of the

causes is the waste of electricity used. One of the most significant contributors to electrical energi consumption is in the High Rise Building (HRB) sector. This paper proposed an automation system in Heating Ventilation and Air Conditioning (HVAC)

systems, lightings systems, and electronic systems, especially in the guest room area, where electrical energi consumption very much depends on the guest's behavior. The purpose of the proposed system is to save energi and to realize smart green buildings. The result showed that the proposed system provided an average energi saving of 303.377 kWh per month. This system could save the cost of electricity bills by 22% each month. With an investment of IDR 9.350.000.000, the return on investment of all room control automation devices will return within 30,3 months / equivalent to 2,53 years (feasible)

with an Internal Rate of Return (IRR) of 22,06%, Net Present Value (NPV) IDR 2.408.608.882 & 12% Discount Rate. These results confirm that the implementation of the room control automation system is feasible to realize smart green buildings."
