"ABSTRAK
Trip development dan urban sprawl telah lama menjadi masalah perkotaan. Seringkali bentuk perkembangan memusat (nodal development) dipilih untuk menjadi solusi penyelesaian masalah tersebut. Koridor T.B. Simatupang ? Kartini saat ini sedang mengantisipasi perubahan yang dapat terjadi setelah Proyek Mass Rapid Transit (MRT) Jakarta rampung dan Transit Oriented Development (TOD) diimplementasikan. Namun, apabila melihat kondisi lapangan saat ini, apakah mungkin Koridor T.B. Simatupang ? Kartini dikembangkan sebagai kawasan Transit Oriented Development? Apakah akan terdapat perbedaan antara kondisi nyata dan konsep teoritikal? Dengan pentingnya konteks pada masing-masing ruang kota, tentunya akan terdapat banyak perbedaan dalam proses penerapan TOD pada koridor T.B. Simatupang - Kartini, baik pada transformasi fisik maupun non-fisik (liveliness). Hingga saat ini, koridor tersebut mengalami perkembangan secara linear, namun kedepannya akan dikembangkan secara memusat untuk menjadi kawasan yang compact dan memiliki berbagai fungsi (mixed-use). Skripsi ini akan membahas kondisi jalan menjelang selesainya proyek MRT Jakarta berdasarkan teori mengenai jalan dan Transit Oriented Development. Temuan dari skripsi ini ialah; untuk mendorong transformasi yang baik dan menghadirkan liveliness, diperlukan beberapa evaluasi mengenai elemen fisik dan persyaratan tambahan.

ABSTRAK
Strip development and urban sprawl have been urban problems for a long time. So many times nodal development is chosen to be the solution. T.B. Simatupang-Kartini Corridor is currently anticipating the change that could happen after the Jakarta Mass Rapid Transit (MRT) Project is finished and the Transit Oriented Development (TOD) is implemented. But if we look at today conditions on site; is it possible for T.B.Simatupang ? Kartini Corridor to be a Transit Oriented Development? Are there any possible differences from the theoretical concept of it? Of course, since the context does matter, many differences emerge from the implementation process of TOD. The transformation and the changes in liveliness will surely occur in T.B. Simatupang ? Kartini Corridor; as it is an area developed without particular planning. It is experiencing the linear growth, which today is expected to be a compact, mixed-use neighborhood. The thesis will examine the current street performance prior to the MRT Jakarta Project based on theories regarding streets and Transit Oriented Development. The findings suggest that; in order to encourage a good transformation and provide liveliness, there are some evaluations regarding physical elements and additional requirements needed.

"ABSTRACT
The number of complaints, the slow performance, and the lack of productivity demands the need for a reformed public sector. Reform can be done with social innovation by involving and making citizens as participants and end users. Not only that, fundamentally, changing the role of various stakeholders in the provision of services. Where citizens act to decide themselves and play an active role in making decisions. Ruslani Innovation is one of the forms of social innovations based on the problem of limited access to the fulfillment of healthy habitable home ownership for the poor. How the implementation of Ruslani innovation based on the community empowerment done in Samarinda Seberang Sub District is analyzed in this research. By using a descriptive qualitative method, data collection is conducted through in depth interviews of key informants selected purposively and by analyzing secondary data documents. The results show that the implementation of Ruslani program has been aligned based on the principle of Law Number 23 of 2014 on Regional Government, according to principles; increased efficiency; improvement of effectiveness; improvement of service quality; no conflict of interest; oriented to the public interest; done openly; fulfill propriety values; can be accounted for the results that are not for self-interest. On the other hand, the Ruslani program has also followed the criteria relative advantage, compatibility, complexity, trialability, observability, and criteria of service innovation based on the Regulation of Menpan RB Number 19 of 2016, which in its implementation has introduced a new, productive, impactful and beneficial approach, and the most important thing is this program has running sustainably. Factors supporting and inhibiting innovation based on environmental categories, organizations, and individuals generally do not hinder the implementation of the program."

"Transit-Oriented Development (TOD) merupakan salah satu konsep perencanaan kota yang berfokus pada keberlanjutan. Terdapat dua kepentingan bisnis di TOD, yakni bisnis operator transit yang berfokus pada peningkatan jumlah penumpang dan bisnis properti yang berfokus pada peningkatan land value dari properti yang dibangun di sekitar stasiun. Penelitian ini bertujuan untuk membuat model optimasi ridership dan nilai lahan menggunakan metode pemrograman linier dan sistem dinamik pada TOD yang berdiri di lahan terbangun yang berbasis MRT. Pada penelitian ini diketahui komposisi lahan yang optimal untuk menghasilkan ridership maksimal yaitu residensial sebesar 27%, komersial 28%, perkantoran 10%, pemerintahan 10%, hotel 5% dan jenis pengembangan lahan lainnya sebesar 19%. Hasil potensi peningkatan ridership dengan komposisi lahan tersebut dapat meningkat hingga 11% dari rata-rata harian ridership eksisting MRT Jakarta saat ini. Sedangkan untuk menghasilkan land value maksimal pada kawasan TOD, diketahui bahwa rentang terbaik untuk mendapatkan nilai lahan maksimal dari properti residensial berada pada radius 100-200 meter yang dapat meningkatkan nilai lahan sebesar 86%, sedangkan untuk properti komersial dan perkantoran berada pada radius 200-300 meter dan dapat meningkatkan nilai lahan sebesar 11,6%. Berdasarkan simulasi pada penelitian diketahui untuk mendapatkan ridership dan nilai lahan yang optimal untuk properti residensial dapat dibuat dengan komposisi 27% pada jarak 100-200 dan 800-900 meter. Sedangkan untuk properti komersial dan perkantoran secara berurut dengan komposisi 28%, dan 10% pada jarak 100-300 meter.

Transit-Oriented Development (TOD) is one of the urban planning concepts that focuses on sustainability. There are two business interests in TOD, namely the transit operator business that focuses on increasing the number of passengers, and the property business that focuses on increasing the land value of properties built around the station. This study aims to create an optimization model for ridership and land value using linear programming and dynamic systems methods in TOD located in built-up land based on the MRT. The research reveals the optimal land composition to achieve maximum ridership, which consists of 27% residential, 28% commercial, 10% office, 10% government, 5% hotel, and 19% other types of land development. The potential increase in ridership with this land composition can reach up to 11% of the current average daily ridership of the existing Jakarta MRT. Meanwhile, to achieve maximum land value in the TOD area, it is found that the best range to obtain maximum land value from residential properties is within a radius of 100-200 meters, which can increase the land value by 86%. For commercial and office properties, the optimal radius is between 200-300 meters, resulting in an 11.6% increase in land value. Based on the simulation in this study, it is determined that to achieve optimal ridership and land value for residential properties, a composition of 27% within a range of 100-200 and 800-900 meters can be implemented. As for commercial and office properties, the respective compositions are 28% and 10% within a range of 100-300 meters."

"Although the last decade has seen steady progress towards wider acceptance of lesbian, gay, bisexual, transgendered, and queer (LGBTQ) individuals, LGBTQ residential and commercial areas have come under increasing pressure from gentrification and redevelopment initiatives. As a result many of these neighborhoods are losing their special character as safe havens for sexual and gender minorities. Urban planners and municipal officials have sometimes ignored the transformation of these neighborhoods and at other times been complicit in these changes. Planning and LGBTQ Communities brings together experienced planners, administrators, and researchers in the fields of planning and geography to reflect on the evolution of urban neighborhoods in which LGBTQ populations live, work, and play. The authors examine a variety of LGBTQ residential and commercial areas to highlight policy and planning links to the development of these neighborhoods.
