"ABSTRAK
Dalam perencanaan proyek konstruksi bangunan industri, estimasi biaya mempunyai peran yang cukup besar dalam kesuksesan proyek. Adanya ketidakpastian mengenai komponen biaya selama pelaksanaan proyek menyebabkan proyek rentan menghadapi pembengkakan biaya. Penelitian ini ditujukan untuk mendapatkan pemodelan biaya proyek yang optimal untuk meningkatkan efisiensi. Data proyek merupakan data estimasi biaya dan biaya realisasi dari 40 proyek konstruksi bangunan industri yang dilaksanakan oleh kontraktor PT. XX dengan masa konstruksi tahun 2012-2016. Analisis data dilakukan dengan menggunakan regresi linier dan regresi berganda untuk mendapatkan persamaan model biaya yang selanjutnya disimulasikan dengan metode Monte Carlo dengan bantuan Software Crystal Ball. Optimasi dilakukan dengan bantuan Software Opquest dari Crystal Ball dan Software Lingo. Hasilnya diperoleh bobot setiap komponen biaya antara lain: Pekerjaan Bekisting 4,27 , Pekerjaan Besi Beton 3,39 , Pekerjaan Beton 7,17 , Pekerjaan External 11,63 , Pekerjaan Finishing 9,69 , Pekerjaan Pancang 2,68 , Pekerjaan Struktur Baja 11,06 , Pekerjaan Tanah 2,55 , Pekerjaan Persiapan 7,36 , Pengeluaran Umum 6,73 , Pekerjaan Listrik Mekanik 33,47 dengan efisiensi total optimum sebesar 10,7 .

ABSTRACT
In the planning of industrial construction projects, cost estimation has a significant role in the success of the project. The uncertainty about the cost component during project implementation causes the project to be vulnerable to cost swelling. This research is aimed at obtaining the optimal project cost modeling to improve efficiency. Project data is estimated cost and realization cost data from 40 industrial construction project projects implemented by PT. XX with the construction period of 2012 2016. Data analysis was done by using linear regression and multiple regression to get cost model equation which then simulated with Monte Carlo method of Crystal Ball Software. Optimization is done with Software Opquest from Crystal Ball and Software Lingo. The result is the weight of each cost component is Form Work 4,27 , Steel Bar Work 3,39 , Concrete Work 7,17 , External Work 11,63 , Finishing Work 9,69 , Piling Work 2,68 , Steel Structure Work 11,06 , Earth work 2,55 , Temporary work 7,36 , General Expenses 6,73 , Mechanical Electrical Work 33,47 with an optimum total efficiency of 10,7 ."
