Faktor internal dan eksternal adalah faktor-faktor yang menjadi penyebab masalah yang dapat menghambat kinerja waktu proyek. Khusus proyek jalan tol, faktor eksternal menjadi masalah yang selalu menghambat kinerja waktu proyek di Indonesia. Faktor eksternal merupakan faktor yang tidak dapat dikendalikan perusahaan. Penelitian ini bertujuan untuk mengetahui faktor-faktor eksternal yang berpengaruh bagi investor/owner. Penelitian ini dilakukan dengan melakukan survey kepada perusahaan yang menjadi owner dalam proyek jalan tol. Hasil dari penelitian ini adalah mengkategorikan variabel-variabel menjadi faktor yang berpengaruh terhadap kinerja waktu dari pelaksanaan proyek jalan tol. ......In Indonesia, delays are very common problems that a project will suffer. External and internal factors are the cause of the problems that affect time performance of the projects. Especially for highway projects, external factors are the main causes that affect delays of the projects. External factors are problems that can't be controlled by the owner so that they are very complex. Therefore, this purpose of the study is to find the external factors that influential for owner/investor relevant to time performance on highway projects in Indonesia. This study is about a survey to owners/investors of highway projects in Indonesia. The results of this study are factors of influential variables using factor analysis technique.
