Abstrak :
Salah satu potensi penyebab terjadinya rework ada pada pemilihan sistem pengadaan yang diterapkan di dalam proyek. Oleh karena itu, penelitian ini dilakukan untuk mengetahui pengaruh penerapan sistem pengadaan design and build terhadap rework di dalam suatu proyek, serta dampak dari rework tersebut yang mengakibatkan terjadinya rework costs terhadap pembiayaan proyek secara keseluruhan. Pada penelitian ini menggunakan analisis regresi berganda untuk mengetahui pengaruh sistem pengadaan design and build terhadap rework dan analisis keuangan proyek untuk mengetahui dampak rework costs terhadap biaya total pekerjaan. Sebagai hasil penelitian, didapatkan persamaan regresi berupa Y = 1,191 X1.3 + 0,526 X2.3 + 0,462 X3.5, di mana Y = Rework ; X1.3 = Perubahan Design ; X2.3 = Pekerja yang tidak baik dalam bekerja ; dan X3.5 = Pemilihan subkontraktor yang kurang tepat oleh pihak kontraktor. Dan untuk melihat dampak rework costs di dalam proyek, dilakukan studi kasus pada proyek gedung pusat kesehatan ibu dan anak. Dari hasil studi kasus didapatkan bahwa dampak rework costs yang terjadi akibat sistem pengadaan design and build adalah sebesar 9,03 % dari total pekerjaan non-standar.

One potential cause of rework is on the selection of procurement system implemented in the project. Therefore, this study was conducted to determine the effect of the application of design and build procurement system to rework in a project. The study using multiple regression analysis to determine the effect of design and build procurement system to rework and project financial analysis to determine the impact of rework costs to the total cost of the job. As a result of the study, obtained in the form of the regression equation Y = 1.191 + 0.526 X1.3 X2.3 X3.5 + 0.462, where Y = Rework; X1.3 = Design?s changing ; X2.3 = The workers who are not good at work, and X3.5 = improper selection of subcontractors by the contractor. And to see the impact of rework costs on the project, this study did a case study on building projects and child health centers. From the results of the case study found that the impact of rework costs resulting from design and build procurement system is equal to 9.03% of the total non-standard work.
