"Perjanjian Perikatan Jual Beli yang dibuat oleh Notaris sebagai pejabat yang berwenang menjadi dasar hukum bagi mereka yang membuatnya untuk saling mengikatkan diri. Hal ini disebabkan agar para pihak tidak melakukan hal-hal diluar apa yang mereka perjanjikan yang dapat menimbulkan masalah. Permasalahan yang sering muncul dalam sebuah perjanjian adalah wanprestasi. Hasil penelitian ini yaitu: (i) Akta Perikatan Jual Beli tetaplah sah apabila tidak melanggar ketentuan syarat objektif, tidak memenuhi persyaratan kebatalan akta, para pihak tidak memintakan pembatalannya kepada pihak yang terikat, ataupun belum dibatalkan oleh pengadilan; (ii) Akibat hukum dari sebuah Perjanjian Jual beli yang dibatalkan oleh pengadilan yaitu, tidak beralihnya objek jual beli, hilangnya uang panjar, dan pembayaran biaya perkara kepada pengadilan. Adapun bagi pihak yang merasa ingin memiliki objek jual beli, harus memberikan uang panjar yang besar agar dapat memiliki beberapa objek yang tertuang dalam Akta Perikatan Jual Beli walaupun akta tersebut dibatalkan oleh pengadilan.

As for those who feel they want to own the object of sale and purchase, they must provide a large down payment in order to have several objects contained in the Deed of Sale and Purchase Agreement even though the deed is canceled by the court."
