"Tesis ini membahas tentang kenaikan harga tanah di sekitaran perkantoran pemerintah kota pekanbaru yang selalu meningkat sejak adanya Pembangunan perkantoran tersebut. untuk menganalisis kenaikan tersebut, tesis ini melihat faktor-faktor apa saja yang mempengaruhi naiknya harga tanah tersebut. penelitian ini menggunakan metode hedonic pricing untuk melihat signifikasi faktor terhadap harga. Lebih lanjut Yeh (2004) menjelaskan penggunaan utama dari metode harga hedonic adalah untuk mengidentifikasi faktor-faktor harga berdasarkan premis bahwa harga ditentukan baik oleh karakteristik internal dan eksternal barang dan jasa yang menciptakan nilai bagi pemiliknya. Hasilnya faktor kedekatan yaitu jarak lahan dengan jalan utama, jarak lahan ke pusat kota, karakteristik pekerjaan masyarakat berupa swasta, wiraswasta, pedagang dan pns serta jarak lahan ke fasilitas kesehatan berpengaruh signifikan terhadap harga tanah.

This thesis examines the phenomenon of rising land prices around the government office area in Pekanbaru City, which has consistently increased since the development of these offices. The study aims to analyze the factors influencing this rise in land prices. The hedonic pricing method is employed to identify the significance of various factors affecting land prices. According to Yeh (2004), the primary purpose of the hedonic pricing method is to identify price-determining factors based on the premise that the value of goods and services is influenced by their internal and external characteristics, which add value for the owner.The results indicate that several factors significantly affect land prices, including the distance of the land to the main road, the distance to the city center, community occupational characteristics such as private employees, entrepreneurs, traders, and civil servants, and the distance to healthcare facilities."
