"Perusahaan yang bergerak di bidang properti perlu memahami hal-hal yang mempengaruhi kelayakan bisnis didasarkan pada proses bisnis investasi. Salah satu proses yang mempengaruhi kinerja kelayakan investasi adalah market research. Studi kasus yang akan digunakan adalah gedung kantor X. Proyek tersebut memiliki kendala seperti: mengalami keterlambatan, pendanaan proyek dari market tidak sesuai dengan rencana, dan volume penjualan tidak mencapai target.
Metodologi yang digunakan adalah dengan menggunakan AHP untuk mencari faktor-faktor dominan, melakukan analisa korelasi, regresi, optimasi dan simulasi cash flow. Terdapat tiga faktor yang mempengaruhi kinerja kelayakan investasi properti, yaitu: tingkat okupansi jual, tingkat okupansi sewa, dan analisa perkiraan harga sewa/jual.
A company which engaged in business of property should understand the issues that affect the feasibility of the business. One of the important process is market research. Case studies that will be used is X office building. The project has problems such as the source of funding for the project funding from the market is not in accordance with the plan, and the volume of sales does not reach the target.The methodology used in this research is the analysis of the hierarchy using the AHP to seek the dominant factors, correlation, regression analysis, optimation, and cash flow simulation. There are three factors that affect the performance of investment properties, namely: level occupancy sell, rent occupancy level, and analysis of the estimated cost to rent / sell."

"Bangunan bertingkat tinggi seperti gedung perkantoran yang berlokasi di wilayah padat penduduk dengan aktivitas tinggi seperti DKI Jakarta rentan dan berisiko tinggi terhadap bahaya kebakaran. Penelitian ini bertujuan untuk menganalisis penerapan sistem tanggap darurat kebakaran di gedung kantor PT X berdasarkan elemen dalam NFPA 1600 edisi 2019: Standard on Continuity, Emergency, and Crisis Management dan Peraturan Menteri Pekerjaan Umum Nomor 20/PRT/M/2009. Desain penelitian ini menggunakan pendekatan kualitatif dengan desain deskriptif. Data yang digunakan adalah data primer dan sekunder yang dikumpulkan melalui wawancara, observasi langsung, serta telaah dokumen perusahaan. Data yang terkumpul dianalisis kesesuaiannya terhadap standar NFPA 1600 edisi 2019 dan Permen PU No. 20/PRT/M/2009. Hasil penelitian menunjukkan bahwa total persentase elemen NFPA 1600 edisi 2019 yang terpenuhi sebesar 91,58%, terpenuhi sebagian sebesar 4,49%, tidak terpenuhi sebesar 1,68%, dan tidak dapat diaplikasikan sebesar 2,24%. Sedangkan total persentase elemen Permen PU No. 20/PRT/M/2009 yang terpenuhi sebesar 87,50% dan terpenuhi sebagian sebesar 12,50%. Secara keseluruhan, penerapan sistem tanggap darurat terhadap bahaya kebakaran di gedung kantor PT X sudah baik, namun terdapat beberapa aspek yang perlu dievaluasi kembali oleh perusahaan seperti struktur tim tanggap darurat, penilaian risiko gedung terhadap bahaya kebakaran, serta prosedur pemulihan dari insiden kebakaran.
High-rise buildings such as office buildings located in densely populated areas with high activity such as DKI Jakarta are vulnerable and have a high risk of fire hazard. This study aims to analyze the emergency response preparedness for fire hazards in the PT X office building based on the elements in the 2019 edition of NFPA 1600: Standard on Continuity, Emergency, and Crisis Management and Permen PU Nomor 20/PRT/M/2009. This research design uses a qualitative approach with a descriptive design. The data used are primary and secondary data collected through interviews, direct observation, and review of company documents. The collected data was analyzed by comparing it with the 2019 edition of the NFPA 1600 standard and Permen PU No. 20/PRT/M/2009. The study results showed that the total percentage of elements of the 2019 edition of NFPA 1600 that were fulfilled was 91.58%, partially fulfilled was 4.49%, not fulfilled was 1.68%, and not applicable was 2.24%. Meanwhile, the total percentage of elements of Permen PU No. 20/PRT/M/2009 that were fulfilled was 87.50% and partially fulfilled was 12.50%. Overall, the implementation of emergency response preparedness for fire hazards in PT X's office building is good, but there are several aspects that need to be re-evaluated by the company such as the structure of the emergency response team, building risk assessment for fire hazards, and recovery procedures from fire incidents."

"Konservasi energi pada sistem HVAC (Heating, Ventilation, and Air Conditioning) menjadi perhatian utama dalam desain gedung perkantoran, terutama di iklim tropis. Penelitian ini berfokus pada simulasi beban pendinginan (cooling load) aktual, distribusi beban pendinginan, dan perbandingan performa tiga sistem HVAC: Variable Refrigerant Flow (VRF), Variable Air Volume (VAV), dan Fan Coil Unit (FCU). Perbandingan performa fluida pendingin R290 dengan fluida pendingin R22 dan R134a juga dilakukan pada studi ini. Simulasi dilakukan menggunakan perangkat lunak EnergyPlus, dengan gedung yang dibagi menjadi dua zona termal per lantai: zona timur dan barat. Pembagian ini bertujuan mengamati fluktuasi beban pendinginan akibat pergerakan paparan radiasi matahari dari timur ke barat. Hasil simulasi menunjukkan bahwa zona timur menyumbang sekitar ±70% dari total beban pendinginan pada rentang waktu pukul 05:00–11:00, sedangkan zona barat menyumbang ±60% pada rentang waktu pukul 14:00–18:00. Dari segi performa, sistem VRF direkomendasikan sebagai solusi optimal, dengan konsumsi energi listrik maksimum terendah sebesar 147,63 kW dibandingkan sistem VAV (170,2 kW) dan FCU (193,67 kW). Fluida pendingin R290 memiliki COP 30.74% lebih tinggi dibandingkan R134a dan 22.92% lebih tinggi dibandingkan R22. Sifat R290 (Propane) yang mudah terbakar mengakibatkan sistem VRF tidak dapat digunakan dengan R290, melainkan menggunakan VAV. Studi ini memberikan panduan praktis bagi pengelola gedung dalam merancang sistem HVAC yang hemat energi dan berkelanjutan untuk gedung perkantoran di iklim tropis.
Energy conservation in HVAC (Heating, Ventilation, and Air Conditioning) systems is a major concern in office building design, especially in tropical climates. This study focuses on simulating the actual cooling load, cooling load distribution, and performance comparison of three HVAC systems: Variable Refrigerant Flow (VRF), Variable Air Volume (VAV), and Fan Coil Unit (FCU). A comparison of the refrigerant performance between R290, R22, and R134a is also conducted in this study. Simulations are carried out using EnergyPlus software, with the building divided into two thermal zones per floor: the east zone and the west zone. This division aims to observe the fluctuations in cooling load due to the movement of solar radiation exposure from east to west. The simulation results show that the east zone contributes approximately ±70% of the total cooling load during the time period from 05:00–11:00, while the west zone contributes ±60% during the period from 14:00–18:00. In terms of performance, the VRF system is recommended as the optimal solution, with the lowest maximum electricity consumption of 147.63 kW compared to the VAV system (170.2 kW) and the FCU system (193.67 kW). The R290 refrigerant has a COP that is 30.74% higher than R134a and 22.92% higher than R22. The flammability of R290 (propane) means that the VRF system cannot be used with R290; instead, it must use the VAV system. This study provides practical guidance for building managers in designing energy-efficient and sustainable HVAC systems for office buildings in tropical climates. "
