"Sekitar 51% penduduk kota Jakarta termasuk golongan miskin (Konstruksi Nopember 1986), yang pada umumnya berpenghasilan rendah tidak tetap dan bekerja di sektor informal. Untuk menunjang kelangsungan kehidupan manusiawinya, mereka membutuhkan rumah. Namun pada kenyataannya kebutuhan akan rumah tersebut sulit untuk dapat dipenuhi dengan usaha sendiri, mengingat adanya berbagai keterbatasan kemampuan yang dimilikinya. Untuk hal ini, Pemerintah DKI Jakarta telah melakukan upaya bantuan melalui pembangunan Rumah Susun Sewa Harian di beberapa lokasi. Tetapi sangat disayangkan, upaya yang telah dilakukan tersebut tampaknya belum berhasil mencapai sasaran penghuni kelompok tujuan (sektor informal). Keadaan ini mungkin disebabkan oleh adanya faktor keterbatasan finansial dari masyarakat sektor informal, ketidak tepatan memilih lokasi lingkungan Rumah Susun Sewa Harian, belum terpenuhinya persyaratan rumah sehingga menyebabkan penghuninya tidak betah bertempat tinggal di rumah tersebut, atau oleh sebab-sebab lainnya.
Penelitian ini bertujuan untuk menggambarkan faktor-faktor yang mempengaruhi kebetahan penghuni Rumah Susun Sawa Harian, yang diharapkan dapat memberikan informasi dan masukan bagi perumus kebijakan untuk melakukan pembangunan Rumah Susun Sewa Harian di masa yang akan datang.

About 51% of the Jakarta population is classified as poor. A majority of group has low unfixed income and belongs to the informal sector. To sustain their living, they need housing. In reality it is difficult for them to fulfill this nee on their effort due to the limited resource. For this reason, Jakarta Municipality has taken steps to help them by developing daily rental apartment complexes. It seems that this effort has not been successful in reaching its target group (the informal sector). This condition maybe is caused by several factors such as limited financial capacities of the informal sector, mislocation of the apartment complexes, housing conditions that are below standard requirements which results in high tenants turn over because they don't feel at home in this condition.
This research is aimed at getting a description of factors that influence positive feeling about the housing. The results are expected to be use as inputs to policy makers in developing similar daily rental apartments in the future.

"Housing problems in urban areas are very critical. The increased population growth in DKI Jakarta and the high migration rate from rural to urban areas cause slums. Slums are generated because many households do not have place to live and populate in unauthorized and inappropriate regions. More than 50% of households in DKI Jakarta have yet to own any housing property. In addition, the housing backlog in DKI Jakarta reached 302.319 in 2017. Therefore, housing problems in urban areas are very critical. One way to overcome this issue is to provide a public rental housing program for relocated and general residents with low income—the relocated residents' objective of moving to public rental housing, as they are the victims. The residents lost their livelihoods, the economy was challenging, and it took time to get a job. So, relocated residents in rental public housing are known to have high overdue rent. Previous research about the effectiveness of relocating to public rental accommodations rental public lodgings is minimal. Therefore, public housings create higher rent due in Jakarta. This research's objective is to compare the relocated and general residents in terms of rent overdue in DKI Jakarta public housing. This research analyzes demographic data and public housing rent overdue in 2022. The method used in this research is quantitative with Ordinary Least Square (OLS) regression. The analyzed regression shows that rental public housing status influences rent overdue, and residents with the status relocated residents are more prone to pay the rent overdue, compared to the public residents."

"Selain hunian berstatus milik, terdapat pula hunian berstatus sewa. Namun, minat terhadap hunian sewa di Indonesia belum setinggi di negara-negara maju. Dalam tulisan ini, dibahas alasan-alasan tersebut berdasarkan sudut pandang penghuninya, meliputi bagaimana kualitas hunian sewa sebagai sebuah "dwelling" dengan memahaminya melalui aspek wujud, sistem sewa, pihak yang menyewakan, dan pihak yang menyewa hunian tersebut. Tulisan ini pun dilengkapi dengan pembahasan studi kasus secara deskriptif pada sebuah kontrakan, rumah kos, dan apartemen di Jakarta dan sekitarnya dengan hasil yang menunjukkan bahwa terdapat hunian sewa yang mampu mencapai kualitas sebagai sebuah "dwelling" yang sesungguhnya bagi penghuninya, walaupun tidak seluruh hunian sewa menunjukkan hal tersebut.

Besides owner-occupied housing, there is also rental housing. Unfortunately, people`s interest towards rental housing in Indonesia is not as high as in the developed countries. This writing will discuss the reasons based on the renter`s point of view, including how the quality of rental housing as a "dwelling" is by understanding it through aspects such as the form, the rental system, the tenant, and the landlord. This writing is also completed with descriptive case study on kontrakan, rumah kos, and apartment in Jakarta and its surrounding area in which the emerged result shows that there is a rental housing that has attained the quality as a real "dwelling" to its renter, though not all rental housings show this situation."
