Perusahaan yang bergerak di bidang properti perlu memahami hal-hal yang mempengaruhi kelayakan bisnis didasarkan pada proses bisnis investasi. Salah satu proses yang mempengaruhi kinerja kelayakan investasi adalah market research. Studi kasus yang akan digunakan adalah gedung kantor X. Proyek tersebut memiliki kendala seperti: mengalami keterlambatan, pendanaan proyek dari market tidak sesuai dengan rencana, dan volume penjualan tidak mencapai target.Metodologi yang digunakan adalah dengan menggunakan AHP untuk mencari faktor-faktor dominan, melakukan analisa korelasi, regresi, optimasi dan simulasi cash flow. Terdapat tiga faktor yang mempengaruhi kinerja kelayakan investasi properti, yaitu: tingkat okupansi jual, tingkat okupansi sewa, dan analisa perkiraan harga sewa/jual.
