ABSTRAK Green building menjadi tren seiring dengan penghematan penggunaan energiprimer dan pengendalian emisi yang terus dilakukan. Namun, nilai efisiensi energiyang dihasilkan oleh suatu green building masih di bawah 50% sehinggamemunculkan ide meningkatkan nilai efisiensi energi hingga mencapai 100%untuk mewujudkan suatu Near Zero Energy Building (N-ZEB) yang merupakansebuah konsep bangunan dengan energi bersih dan emisi karbon yang mendekatinol. Setiap peningkatan efisiensi energi yang dilakukan pada bangunan akanmenyebabkan peningkatan biaya awal bangunan (initial cost). Oleh sebab itudibutuhkan suatu pendekatan yang kreatif dan terorganisir dengan tujuan untukmengoptimalkan biaya dan/atau kinerja dari sebuah bangunan gedung yangmemiliki nilai efisiensi energi tinggi. Value engineering (VE) merupakan suatuproses pendekatan kreatif yang didasari oleh pertimbangan inovasi teknologidengan tujuan mengenali unsur-unsur biaya utama dan biaya penunjangberdasarkan kepada suatu kebutuhan. Dengan menggunakan analisa fungsi danbiaya sesuai dengan studi VE diharapkan dapat meningkatkan efisiensi energipada green building sehingga terwujudnya suatu near zero energy building. ABSTRACT The construction of green building has becoming trend along with the savings ofprimary energy use and continuing emission control. However, since theefficiency value of the energy generated by a green building is still under 50%,therefore emerge the ideas to improve the value of energy efficiency up to 100%to achieve a Near Zero Energy Building (N-ZEB) which is a concept of a buildingwith clean energy and carbon emissions are close to zero. However, any energyefficiency improvements will lead to an increase in initial building costs.Therefore it takes a creative and organized approach with the aim to optimize thecost and or performance of a building that has high energy efficiency. Method ofvalue engineering (VE) is a process with creative approach that is based on theconsideration of technological innovation in order to identify the main costelements and expenses based on the requirement. It is expected that the use offunctions and costs analysis in accordance with the VE study could improveenergy efficiency in green building therefore a near zero energy building could berealized. |
