[ABSTRAK Sehubungan dengan kompleksnya perkembangan proyek bangunan gedung,ditemukan fakta bahwa keterlambatan waktu perancangan menjadi masalah rutinyang tidak dapat dihindari sehingga melatarbelakangi penulisan tesis ini yangbertujuan untuk melakukan identifikasi faktor risiko dominan yang terdapat padapekerjaan perancangan bangunan gedung yang berpengaruh terhadap kinerjawaktu perancangan dan membuat respon atas risiko tersebut guna meminimalisirperistiwa dan dampak risiko yang terjadi. Metode pengumpulan data yangdigunakan adalah studi literatur, validasi variabel oleh pakar dan penyebarankuesioner kepada responden. Adapun datanya kemudian diolah menggunakansoftware SPSS terkait analisis non parametrik, uji validitas dan reliabilitas,analisis deskriptif, uji normalitas, analisis pendekatan risiko berbasis ISO 31000dan analisis korelasi. Pada akhirnya, didapat 6 faktor risiko dominan yang dinilaisangat mempengaruhi kinerja waktu perancangan sehingga harus dicari penyebab,dampak dan respon risikonya dengan cara melakukan validasi hasil akhir olehpakar.
