Berdirinya sebuah kampus mempengaruhi harga tanah disekitarnya atau ada faktor faktor lain yang mempengaruhi harga tanah. Harga tanah setiap tahun semakin meningkat dan jumlah luas tanah tidak bertambah. Harga tanah yang berada di dekat jalan utama, stasiun dan pusat perdagangan memiliki harga tinggi. Kampus menjadi pusat kegiatan perkuliahan. Kampus memberikan pengaruh terhadap pusat kota. Harga tanah tertinggi berada pada jarak sangat dekat dari kampus dan pusat kota. Penggunaan tanah dengan harga tertinggi adalah penggunaan tanah perdagangan dan jasa. Jarak yang dekat dari kampus memungkinkan tanah dapat diakses dengan waktu yang singkat, sehingga tidak memerlukan biaya tambah dan biaya perjalanan dapat berkurang. Jarak semakin jauh memerlukan waktu dan biaya yang semakin bertambah untuk mengakses suatu tanah. Tanah yang berada pada jarak yang sangat jauh dari kampus dan pusat pusat lainnya memiliki harga tanah yang rendah. The establishment of a campus affects the price of land around it or there are other factors that affect the price of the land. Result shows that land price increases every year, yet the land area does not. For example, the land price near the main road , train station, and market center have indeed high price. Campus, therefore, becomes the center of student activities, thus it gives affects to center city area. Result shows that the highest land price is located very near from campus and center city. The land use with the highest price is in forms of land use for trades and service. A short distance from the campus allow the land can be accessed with a short time, so it does not require the added cost and travel expenses can be reduced. Distance farther requires time and increasing costs for accessing a land. lands are at a great distance from the campus and other centers have low land prices. |
