ABSTRAK
Ekonomi kreatif dan kemajuan teknologi informasi dan komunikasi telah menyebabkan perubahan besar dalam cara memproduksi dan mengonsumsi ruang (Moriset, 2014), saat ini orang dapat bekerja di berbagai tempat. Perubahan ini memunculkan kebutuhan ruang kerja baru yang lebih fleksibel dan memungkinkan orang untuk berkolaborasi. Kebutuhan ruang kerja baru ini mendorong fenomena coworking space di perkotaan. Penelitian ini bertujuan untuk memahami persebaran lokasi coworking space di DKI Jakarta, faktor-faktor yang mempengaruhi pemilik dan preferensi pengguna dalam memilih lokasi coworking space di DKI Jakarta, serta kebijakan pemerintah Provinsi DKI Jakarta yang terkait coworking space. Metode analisa penelitian ini menggunakan metode gabungan kuantitatif dan kualitatif. Metode kuantitatif mengunakan alat analisa tetangga terdekat dan analisa komponen utama, sedangkan metode kualitatif menggunakan wawancara mendalam. Kesimpulan dari penelitian ini yakni adalah pola persebaran di DKI Jakarta mengelompok. Lokasi persebaran coworking space terpadat berada pada kawasan pusat perkantoran, perdagangan, dan jasa. Selain faktor klasik ekonomi, faktor yang mempengaruhi pemilik coworking space dalam memilih lokasi adalah faktor kedekatan tempat tinggal pemilik. Hasil perhitungan analisis komponen utama terdapat 9 faktor baru yang mempengaruhi preferensi pengguna. Pemprov DKI Jakarta telah mengeluarkan beberapa kebijakan yang terkait dengan pengembangan start up dan coworking space tetapi perlu ditambah peraturan yang lebih komprehensif berkaitan dengan ekonomi kreatif
ABSTRACT
The creative economy and advancement of information and communication technology have caused major change in how to produce and consume space (Moriset, 2014). Nowadays, people can work anywhere, in any various places. This change raises the need for a new flexible work space which allows people to collaborate. The need for this new work space encourages coworking space phenomenon in urban area. This study aims at understanding distribution of coworking space location in DKI Jakarta, factor that influence the owner and user preference in choosing coworking space location in DKI Jakarta, and policy of DKI Jakarta Provincial Government related to coworking space. The method used for analyzing this study is a combined quantitative and qualitative method. The quantitative method uses the closest neighbor and main component analysis, while the qualitative method uses in-depth interview. This study concluded that the pattern of distribution in DKI Jakarta is clustered. The densest distribution location of coworking space is in the central office, trade and service areas. Aside from classical economic factor, the owner of coworking space is influenced by the proximity of the owner's residence in choosing a coworking space location. The result of main component analysis revealed that there are 9 new factors that affect user preference in choosing coworking space. In addition, DKI Jakarta Provincial Government has issued several policies related to the development of start-up and coworking space, but it needs to add a more comprehensive regulation related to creative economy. |
