Rumah merupakan salah satu kebutuhan dasar manusia. Pemenuhan kebutuhan rumah bagi masyarakat akan meningkatkan kualitas hidup masyarakat. Dalam pembangunan suatu rumah khususnya rumah sederhana terdapat komponen-komponen biaya yang menentukan seperti komponen biaya tanah, pematangan tanah, perijinan, infrastruktur, bangunan, overhead dan biaya lain-lain. Persentase masing-masing komponen biaya tersebut dipengaruhi oleh beberapa faktor dominan.Penelitian ini bertujuan untuk mengidentifikasi seberapa besar pengaruh dari faktor dominan tersebut terhadap persentase masing-masing komponen biaya dan untuk mengetahui faktor sensitif yang mempengaruhi kinerja biaya developer.Dari hasil analisis dengan tools SPSS versi 11.0 terhadap 30 sampel yang dilakukan diperoleh bahwa status hukum tanah, kontur tanah, dan, teknik membangun merupakan faktor yang mempengaruhi dalam pembangunan rumah sederhana. Sedangkan dari Simulasi Montecarlo dengan 3000 trials terhadap cash flow developer dihasilkan persen probabilitas profit developer sebesar 34.83% dengan faktor-faktor sensitif terhadap profit adalah eskalasi (68,2%), pemasaran (23.9%), bunga pinjaman (S.7%), administrasi KPR (0.8%) serta faktor perencanaan dan pengawasan (0.7%). In one house construction especially for low cost housing there is cost components that will determination point like cost of land, cost of land treatment, cost of legality, cost of infrastructure, cost of building, overhead cost and etc. Each percentage is influenced by several factors.This research's aim is to identify how large the impact from dominant factor for those cost above and to know the sensitive factors that influence developer's cost performance.The analysis result with SASS version 11.0 as a tool to 30 samples that legal status of land; land contour and technique to construct the building are the factors that influence in low cost housing construction. While the result form Monte Carlo Simulation with 3000 trials to the developer's cash flow there is probability percentage for developer profit about 34.83% with sensitive factors to the profit are escalation (68.2%), marketing (23.9%), rate of loan (5.7%), credit administration (0.8%) and planning and surveillance (0.7%). |
