Pembangunan jalan tol sebagai salah satu program yang terdapat dalam Proyek Strategi Nasional (PSN) merupakan salah satu respons pemerintah dengan tujuan meningkatkan konektivitas dan aksesibilas antar daerah. Tujuan penelitian ini adalah untuk menyelidiki pola perubahan harga tanah yang disebabkan oleh pembangunan Jalan Tol JORR 2, terutama di sepanjang jalan non tol yang terhubung langsung dengan gerbang tol. Teori Bid Rent Curve digunakan sebagai dasar konseptual dalam penelitian ini, mengindikasikan bahwa harga tanah cenderung meningkat seiring dekatnya dengan pusat kegiatan ekonomi, diidentifikasi sebagai gerbang tol. Selain itu, Teori Inti Ganda juga diterapkan, menyatakan bahwa wilayah dengan lebih dari satu pusat perekonomian akan memiliki daya tarik tersendiri yang mempengaruhi harga tanah. Metode analisis kualitatif deskriptif digunakan, dimana data harga tanah dikumpulkan melalui survei wawancara dan pengamatan langsung. Data tersebut kemudian disusun secara tabular dan dianalisis naratif, lalu mengaitkannya dengan perubahan penggunaan lahan di sekitar gerbang tol. Hasil penelitian menunjukkan bahwa karakteristik lokasi menjadi faktor penentu dalam sejauh mana gerbang tol mempengaruhi perubahan harga tanah di sekitarnya. Temuan menunjukkan bahwa semakin dekat lokasi dengan gerbang tol, harga tanah cenderung meningkat, dan sebaliknya. Namun, jika lokasi tersebut memiliki lebih dari satu pusat kegiatan ekonomi, peningkatan harga tanah juga terjadi seiring mendekatnya lokasi tersebut dengan masing-masing pusat ekonomi.
The construction of toll roads as one of the programs contained in the National Strategy Project (PSN) is one of the government's responses with the aim of increasing connectivity and accessibility between regions. The aim of this research is to investigate the pattern of changes in land prices caused by the construction of the JORR 2 Toll Road, especially along non toll roads that are directly connected to toll booths. The Bid Rent Curve theory is used as a conceptual basis in this research, indicating that land prices tend to increase with proximity to centers of economic activity, identified as toll gates. Apart from that, the Dual Core Theory is also applied, stating that regions with more than one economic center will have their own attractions which influence land prices. A descriptive qualitative analysis method was used, where land price data was collected through interview surveys and direct observation. The data was then compiled tabularly and analyzed narratively, then linking it to changes in land use around the toll gate. The research results show that location characteristics are a determining factor in the extent to which toll gates influence changes in surrounding land prices. The findings show that the closer the location is to the toll gate, the land price tends to increase, and vice versa. However, if the location has more than one center of economic activity, an increase in land prices also occurs as the location gets closer to each economic center. |
