"ABSTRAKermasalahan kepadatan penduduk yang makin meningkat dan terbatasnya luas lahan untuk memenuhi kebutuhan papan masyarakat, menjadikan pembangunan Rumah Susun berkembang dengan pesat. Hal ini tidak hanya terjadi di Indonesia saja, tetapi juga di negara lainnya misalnya Australia. Pemerintah kita sudah mengakomodir ketentuan hukum di bidang Rumah Susun dengan mengesahkan UU Rumah Susun No.20 /2011. Dalam menjalankan suatu Rumah Susun, pihak pelaku pembangunan wajib membentuk suatu badan hukum untuk mengatur dan mengurus kepentingan bersama penghuni Rumah Susun. Badan hukum ini disebut Perhimpunan Pemilik dan Penghuni Satuan Rumah Susun (PPPSRS). Di negara Australia juga terdapat badan hukum yang fungsinya sejenis dengan PPPSRS ini, yaitu berupa Body Corporate. Tetapi bagaimana sebenarnya pelaksanaan PPPSRS di Indonesia dan Body Corporate di Australia , apakah benar-benar dilaksanakan dengan baik sesuai ketentuan yang berlaku. Penulis melakukan penelitian ini dengan menggunakan metode kepustakaan yang besifat yuridis normatif. Kemudian dikaitkan dengan tata cara peralihan hak milik atas satuan rumah susun menurut UU kedua negara, dan analisa permasalahan serta pemecahannya, agar nantinya didapat win-win solution bagi para pihak,

ABSTRACTIncreasing population density and limited land area to meet community boards, making the construction of flats is going rapidly This conditon not only happen in Indonesia, but also in other countries, e.g Australia. Indonesia government have to accomodate the legal requirements in the area of flats endorsed UU No. 20/2011. In every apartments, the offender shall establish a management corporation to regulate and arrange the landlord. The association is a legal entity called the owner and occupants of the apartment units. In Australia ,it’s called a body corporate. In this thesis, author wants to research about how the actual implementation of PPPSRS in Indonesia and Body Corporate in Australia. Author conducted a study using a method that is yuridis normative literature, then associated with the procedure transfer ownership of apartment units by laws of each country, and analysis of problems and solutions in order to obtain a win-win solution for the parties."

"Penelitian ini bertujuan untuk mengetahui pengaruh corporate governance terhadapa cost of equity. Unsur corporate governance yang digunakan yaitu efektivitas dewan, efektivitas komite audit serta kualitas audit yang diukur dengan ukuran KAP dan auditor industry specialization. Penelitian ini menggunakan sampel 419 perusahaan (838 observasi) yang terdaftar di tujuh negara pada tahun 2010 dan 2011. Hasil penelitian ini menemukan bahwa efektivitas dewan tidak memiliki pengaruh yang signifikan terhadap cost of equity. Efektivitas komite audit terbukti berpengaruh signifikan negatif terhadap cost of equity. Ukuran KAP dan auditor industry specialization tidak berpengaruh signifikan terhadap cost of equity.

This research is aimed to examines the effect of corporate governance on cost of equity. Elements of corporate governance used are effectiveness of board, effectiveness of audit committee, and also audit quality is measured by audit firm size and audit industry specialization. The samples of this research are 419 firms (838 firm-years)listed in seven countries for period 2010 and 2011. This study finds that the effectiveness of board do not have significant impact on cost of equity. Effectiveness of audit committees have a negative impact on cost of equity. Audit firm size and auditor industry specialization have no significant effect on cost of equity."

Hasil penelitian menunjukkanbahwa pengungkapan corporate social responsibilities terbukti berpengaruh positifsignifikan terhadap corporate sustainability. Hal ini disebabkan pengungkapancorporate social responsibilities dinilai dapat meningkatkan nilai ekonomisnyadiiringi dengan kinerja sosial dan lingkungan yang mampu menurunkan probabilitasdefault perusahaan sehingga pada akhirnya membentuk suatu keberlanjutan.

ABSTRACTThe purpose of this research is to analyze the impact of corporate socialresponsibilities on corporate sustainability. This research observes themanufacturing companies which are listed on Indonesia Stock Exchange in the year2012 to 2014. The result indicates that the corporate social responsibilitiesdisclosure have a positive significant impact on corporate sustainability. Thedisclosure of corporate social responsibilities is believed to improve the economicvalue alongside with social and environmental performances of the firm. Therefore,the corporate sustainability can be made by lowering the probability of default inthe firm."
