"Seiring dengan pertumbuhan ekonomi Indonesia yang semakin meningkat sehingga banyak diselengarakan proyek konstruksi dengan skala besar, semakin besar suatu proyek maka akan semakin komplek pekerjaannya. Proyek konstruksi sangat erat dengan berbagai risiko perubahan yang memungkinan untuk terjadinya konflik. Untuk menghindari sengketa atas konflik yang terjadi karena adanya perubahan, sangat penting bagi kontraktor untuk mengajukan klaim dengan langkah-langkah yang ditentukan sesuai dengan kondisi kontrak. Proses improvisasi pelaksanaan klaim pada penelitian ini disini berupa pengembangan sistem administrasi dan dokumentasi klaim pada proyek konstruksi.Metode yang digunakan pada penelitian ini berupa studi kasus penanganan klaim proyek konstruksi di PT X dengan menganalisa faktor-faktor dominan pada klaim proyek konstruksi yang didapatkan dari penelitian terdahulu serta jurnal-jurnal internasional. Faktor-faktor tersebut dianalisa lebih lanjut dengan metode Interpretive Structural Modeling (ISM) yang bertujuan untuk mendapatkan hubungan antara masing-masing faktor sehingga didapatkan suatu model proses setiap indikator klaim, hasil dari analisa ISM berupa diagram hubungan antara masing-masing variabel dari setiap indikator, antara lain: identifikasi klaim, perencanaan klaim, penyajian klaim, administrasi klaim dan dokumentasi klaim, yang dikembangkan menjadi Standar Operasional Prosedur (SOP) Klaim di PT X yang berguna untuk membantu kontraktor/penyedia jasa dalam pengajuan klaim, agar klaim yang mereka ajukan bisa diterima oleh pengguna jasa/owner.

Along with Indonesia's economic growth increased in line which held by largescale construction projects , the bigger of scale of the project will increase the complexity of work, with the result of project construction loaded with a variety of risk changes that allow for conflict, to avoid disputes over the conflict because the change, it is important for contractors to make a claim under the measures determined in accordance with the conditions of the contract. The improvement claims process in this research is the development of administrative systems and documentations claim in construction project.

The method used is a case study of handling claims on construction projects at PT X by analyze domain factors claim on construction project which got from previous research and international journals. The factors will be analyzed using Interpretive Structural Modeling (ISM) method to obtain the relationship between these factors, so the result is a proces model every claim indicator the results of the analysis ISM in the form of a flowchart between each of the variables of each indicator, among others: identification of claims, claims planning, presentation of claims, claims administration and claims documentation, developed into Standard Operating Procedure (SOP) Claims in PT X that help contractors in claims submission,in other their claim can be accepted by owner."

"Proyek konstruksi harus diselesaikan sesuai dengan jadwal yang telah ditentukan, hal ini merupakan pekerjaan yang sulit untuk dicapai karena kerumitannya, melibatkan banyak pihak dan lingkungan yang dinamis. Karakteristik proyek konstruksi yang penuh dengan berbagai risiko mengharuskan kontraktor untuk cepat beradaptasi dengan berbagai dinamika perubahan, di mana salah satu upaya yang dilakukan untuk mengatasi tantangan ini adalah dengan membentuk Kerja Sama Operasi. Dengan memperoleh faktor risiko dominan dalam pelaksanaan klaim proyek Kerja Sama Operasi, temuan penelitian akan digunakan untuk menghindari terjadinya penolakan klaim yang selanjutnya dikembangkan menjadi Standar Operasional Prosedur (SOP) klaim Kerja Sama Operasi di PT X untuk membantu kontraktor meraih target klaim.

Construction projects should be completed according to a predetermined schedule, this is a work that is difficult to achieve because of its complexity, involves many parties and a dynamic environment. The characteristics of construction projects that are full of various risks require the contractor to quickly adapt to the various dynamics of change, where one of the efforts made to deal with these challenges is to establish Joint Ventures. With a variety of risks, the construction is always open to the possibility of disputes, so that it is necessary to design a claim management concept in the Joint Ventures project to obtain success in its implementation.

The method used in this research is a case study of handling claim of Joint Ventures projects at PT X by analyzing the factors that dominate the project claims obtained from previous research. By obtaining the dominant risk factors in achieving the Joint Ventures project claim target, finding activities will be prepared to eliminate the occurrence of claims rejection. Throughout this research, the findings revealed that, establish provisions on limitation of intervention by the parent company of both parties, prepare clear coordination pattern regarding job allocation sharing between each member, clarifying the duration of approval drawings by the owner, determine the responsibility party in working on the design and its changes, prepare personnel who are experienced in detecting claims during the execution of work, and more finding activity which are developed into Standard Operational Procedures (SOP) claims of Joint Ventures at PT X to support contractors reach claim target."

"Pelaksanaan proyek konstruksi baik dari sektor pemerintah maupun swasta di Indonesia semakin meningkat. Semakin tinggi juga kompleksitas paket pekerjaan yang ditawarkan oleh pengguna jasa ke penyedia jasa. Proyek konstruksi pada umumnya, dan proyek konstruksi jembatan pada khususnya sangat berkaitan erat dengan risiko perubahan yang dapat terjadi selama periode kontrak konstruksi. Faktor-faktor tersebut dianalisa lebih lanjut untuk mendapatkan hubungan antara masing-masing faktor sehingga didapatkan suatu model proses setiap indikator klaim, antara lain: klausul kontak, identifikasi klaim, notifikasi klaim, penyajian klaim, pemeriksaan klaim dan dokumentasi klaim yang dikembangkan menjadi Standar Operasional Prosedur (SOP) klaim di PT XYZ yang berguna untuk membantu penyedia jasa dalam pengajuan klaim, agar klaim yang diajukan dapat diterima oleh pengguna jasa.

The implementation of construction projects from both the government and private sectors in Indonesia is increasing. The higher the complexity of the project offered by owners to contractors. Construction projects in general, and bridge construction projects in particular are closely related to the risk of changes that may occur during the construction contract period. The method used is a case study of handling claims on bridge construction projects at PT XYZ by analyze domain factors claim on construction project which got from previous research. The factors will be analyzed to obtain the relationship between these factors, among others: contact clauses, identification of claims, notification of claims, presentation of claims, examination of claims and documentation of claims developed into Standard Operating Procedure (SOP) claims in PT XYZ that help contractors in claims submission, in other their claim can be accepted by owner."

"Keterlambatan merupakan permasalahan yang sering terjadi di dunia konstruksi. Masalah keterlambatan proyek juga terjadi pada Proyek RBB Relokasi di Bank XYZ yang mengakibatkan mundurnya waktu relokasi atau operasional cabang di lokasi baru. Menurut data proyek RBB PT. Bank XYZ tahun 2018, ada 58% proyek relokasi yang mengalami keterlambatan penyelesaian. Sedangkan tahun 2019, rasio keterlambatan meningkat menjadi 79%. Keterlambatan dapat disebabkan karena perencanaan yang tidak efektif atau pengendalian proyek yang buruk. Penelitian ini dilakukan untuk menentukan strategi dan mengembangkan prosedur sistem perencanaan dan pengendalian proyek sehingga dapat meningkatkan kinerja waktu Proyek RBB Relokasi di Bank XYZ.Metode yang digunakan dalam penelitian ini adalah dengan studi kasus dan survey responden. Analisis statistik dan analisis risiko digunakan untuk mengetahui tingkat risiko pada proses perencanaan dan pengendalian yang berpengaruh pada kinerja waktu, untuk kemudian dirumuskan respon preventif dan korektif atas risiko yang paling dominan. Dari penelitian ini diketahui bahwa risiko yang paling berpengaruh pada kinerja waktu proyek RBB relokasi di Bank XYZ adalah pada perencanaan dan pengendalian proyek terkait dengan manajemen integrasi, manajemen lingkup, manajemen waktu, manajemen biaya dan manajemen komunikasi proyek. Sehingga dari rumusan aktivitas respon risiko tersebut dikembangkan suatu prosedur perencanaan dan pengendalian proyek berbasis PMBOK 2017 untuk dapat meningkatkan kinerja waktu Proyek RBB Relokasi di Bank XYZ sebagai hasil akhir penelitian ini.

Delay is a problem that often occurs in the construction project. Project delays also occur in the Relocation Project at PT. Bank XYZ which caused a delay in branch operations at the new place. According to PT Bank XYZ's project data for 2018, there were 58% of the relocation projects that delays in completion. And in 2019, the delays ratio increase to 79%. Delays can be caused by ineffective planning or poor project control. This research was conducted to find the strategy and to develop planning and project control procedures to improve the time performance of the Relocation Project at PT. Bank XYZ.

The method used in this research is case study and survey of respondents. Statistical analysis and risk analysis are used to find the level of risk in the planning and control process that affects to time performance. Then the preventive and corrective responses to the most dominant risks are formulated. From this study it is known that the most influential risk to the time performance of the RBB relocation project at XYZ Bank is in project planning and control related to integration management, scope management, time management, cost management, and project communication management. Then from the recommendations of risk response activities, planning and project control procedures were developed based on PMBOK 2017 to improve the time performance of the RBB Relocation Project at XYZ Bank as the result of this study."

"Dalam pelaksanaan pembangunan proyek konstruksi di lingkungan PT. X sering mengalami berbagai hambatan, dimana hal tersebut mengakibatkan tidak tercapainya kinerja kualitas pencapaian hasil pekerjaan kontraktor seperti yang diharapkan. Adapun tujuan penelitian ini adalah untuk mendapatkan faktor risiko kualitas yang dominan pada tahap pelaksanaan konstruksi, serta mengetahui dampak, penyebab, dan tindakan koreksi yang harus dilakukan untuk meningkatkan kualitas pencapaian hasil pekerjaan di masa yang akan datang. Penelitian ini dikaji berdasarkan dari berbagai sumber literatur terutama literatur mengenai manajemen risiko dan manajemen kualitas pencapaian hasil pelaksanaan konstruksi. Metode penelitian yang dilakukan adalah dengan cara survei dan menyebarkan kuesioner kepada kontraktor dan para pihak yang terlibat (stake holder) pada proyek konstruksi di lingkungan PT. X. Dari penelitian yang telah dilakukan ditemukan 3 variabel faktor risiko kualitas yang dominan pada tahap pelaksanaan konstruksi berdasarkan analisis data yang telah dilakukan, adalah ketidak jelasan informasi lingkup pekerjaan pada saat penjelasan pekerjaan, Perencanaan (gambar/spesifikasi) yang salah/tidak lengkap, dan tidak efektifnya atau tidak adanya prosedur manajemen kualitas.

There are many problems during the implementation of the projects construction at area of PT. X, which is affected to the output of contractor to reach the expectation of quality performance. The purpose of this research is getting a dominant risk factor to influence the quality of construction stage, also finding a cause, effect and recommendation of the correction action in order to improve the quality performance in the near future This research is studied based on various source of literatures especially in concerning the management risk and management quality of output performance resulted by the construction stage. The method of this research is by doing the survey and giving questioners to contractors and stake holders in the area of projects at PT X. From the research it was found that are three variable of risk factors to the most dominant influent to the qualities of construction based on analysis data has been done, the variable are ; there are no clearly scope of work information on the bidding process, the planning (drawing/specification) are wrong and incompletely, and there are have not or ineffective procedure of quality management."

Pada saat ini ada sebuah konsep Green Construction yang dapat menimalisir dampak negatif terhadap lingkungan.Penelitian dilakukan untuk melihat pengaruh penerapan konsep green construction pada pembangunan gedung terhadap kinerja mutu proyek. Metode yang digunakan adalah survei. Metoda ini digunakan untuk menjawab pertanyaan dari penelitian yang dilakukan. Data didapat dari kuisioner kepada responden yang terkait terhadap pelaksanaan proyek yang telah menggunakan konsep green construction ini. Pengolahan data dilakukan menggunakan SPSS.

The method used was survey. This method is used to answer questions from the research undertaken. "Tujuan penulisan adalah menganalisis aktivitas pengendalian internal PT. X terhadap proyek KSO. Penelitian merupakan studi kasus dengan metode penelitian berupa wawancara dan observasi serta studi kepustakaan. Karakteristik proyek KSO adalah bekerjasama dengan mitra mengerjakan suatu proyek, pencatatan akuntansi dengan metode ekuitas, dan memiliki NPWP tersendiri sehingga aktivitas pengendalian berbeda dengan proyek non KSO.Penelitian menyimpulkan aktivitas pengendalian internal PT. X untuk proyek KSO sudah cukup memadai, dengan terpenuhinya tiga prinsip aktivitas pengendalian COSO. Beberapa perbaikan perlu dilakukan sehingga risiko dapat dimitigasi sampai level yang dapat diterima, sistem informasi memiliki general control yang baik, kebijakan dan prosedur dapat dilaksanakan dengan baik.

The purpose of writing is to analyze the activity of internal control of PT. X on KSO project. Research is a case study with research methods in the form of interviews and observation and literature study. The characteristics of the KSO project are to work with partners on a project, accounting records using the equity method, and have a separate NPWP so that control activities are different from non-KSO projects.

The study concludes that PT. X's internal control activities for the KSO project are sufficient, with the fulfillment of three principles of COSO control activities. Some improvements need to be made so that risks can be mitigated to acceptable levels, information systems have good general control, policies and procedures can be well implemented."

"Pekerjaan pemeliharaan dan perawatan bangunan gedung merupakan hal penting dalam menjaga keandalan bangunan gedung tetap laik fungsi. Namun belum adanya standar pelaksanaan pekerjaan pemeliharaan dan perawatan elektrikal pada bangunan di lingkungan Universitas Indonesia juga merupakan salah satu penyebab terjadinya kebakaran gedung, korsleting listrik, dan rusaknya transformator gedung pada 4 tahun terakhir. Penelitian ini bertujuan untuk mengembangkan standar pelaksanaan pekerjaan pemeliharaan dan perawatan komponen elektrikal pada gedung di lingkungan Universitas Indonesia berbasis Work Breakdown Structure (WBS) dengan menggunakan studi literatur dan metode Delphi dan kualitatif. Variabel bebas pada penelitian ini merupakan Work Breakdown Structure (WBS) mulai dari jenis pekerjaan, paket pekerjaan, alternatif desain, syarat pelaksanaan, aktivitas, sumber daya, dan spesifikasi teknis, sedangkan variabel terikat pada penelitian ini adalah standar pelaksanaan. Hasil dari penelitian ini berupa pengembangan standar pelaksanaan berbasis Work Breakdown Structure (WBS) yang dapat digunakan sebagai acuan untuk pekerjaan pemeliharaan dan perawatan komponen elektrikal pada bangunan di lingkungan Universitas Indonesia yang diharapkan dapat meningkatkan tingkat keamanan dan kenyamanan pengguna gedung juga efektivitas serta efisiensi dalam pengelolaan bangunan.

Maintenance and repair work of buildings is important in maintaining the reliability of buildings. But the absence of standards for the implementation of electrical maintenance and repair work in buildings at the University of Indonesia is also one of the causes of building fires, electrical short circuit, and damage to building transformers in the last 4 years. The purpose of this study is to develop standards for the implementation of maintenance and repair work of electrical components in buildings at the University of Indonesia based on Work Breakdown Structure (WBS) using literature studies and the Delphi and qualitative method. The independent variable in this study is Work Breakdown Structure (WBS) includes the work type, work package, alternative design, implementation requirements, activities, resources, and material specifications, while the dependent variable in this study is the implementation standard. The results of this study are in the form of developing an implementation standard based on Work Breakdown Structure (WBS) which can be used as a reference for the maintenance and maintenance of electrical components in buildings at the University of Indonesia, which is expected to increase building user safety and convenience as well as effectiveness and efficiency in building management."

"Penelitian ini fokus pada permasalahan dalam proses bisnis pembelian di industri jasa konstruksi yang disebabkan oleh harga barang dan/atau jasa tidak kompetitif, barang dan/atau jasa terlambat dibeli dan penawar potensial tidak ikut dalam proses pembelian yang berakar masalah pada proses pembelian yang tidak efektif dan efisien.Metode yang dipakai dalam penelitian ini ada 2 yaitu Pena Aliran AmarFungsi (Cross Functional Flow Chart) untuk memetakan proses bisnis dan Metode Analisa Struktur Proses Bisnis untuk menganalisa hasil perbaikan proses bisnis pembelian tersebut.Efisien dan Efektif merupakan parameter penilaian proses bisnistradisional, pengembangan yang dilakukan oleh Tjaden menghasilkan parameter statik yang dapat dipergunakan untuk mengukur hasil perbaikan proses bisnis. This thesis focus in describing purchasing business process problems inconstruction industry which is caused by not competitive price, procurement delay and potential bidder can not involve in purchasing process. All this problems are caused by in-effective and in-efficient purchasing business process in that industry.Method which is used in this thesis can be divided in two stages, first byusing cross functional Ilow chart for mapping as-is purchasing business process and the second is using business process structural analysis to analyze the result of purchasing business process improvement.Efficient and effective is the old parameter to analyze business process.research by Tjaden has found static parameters which can be used to measure the result of business process improvement. These static parameters are cycles time efficiency. simplicity, integration and flexibility."
