ABSTRAK
Rumah adalah salah satu kebutuhan primer manusia. Namun, sedikitnya pilihan rumah tinggal dengan harga yang terjangkau membuat tidak semua orang bisa merasakan berlindung di dalam rumahnya sendiri. Berbagai usaha sudah dilakukan oleh pemerintah untuk memberikan rumah yang terjangkau dan layak untuk semua warganya. Dari berbagai macam usaha tersebut, memodifikasi metode konstruksi rumah merupakan salah satu pilihannya. Metode-metode tersebut memiliki proses yang berbeda sehingga akan mempengaruhi hasil dan harga rumah. Metode konstruksi dengan teknologi beton pracetak merupakan salah satu metode yang dapat menghasilkan harga rumah yang lebih terjangkau karena efisiensi pengerjaannya. RISHA merupakan rancangan teknologi konstruksi bangunan rumah tinggal dengan komponen yang kompak dan berukuran modular serta menggunakan sistem bongkar pasang atau Knock Down. Sebuah rumah dapat dikatakan terjangkau apabila harga yang disajikan ditujukan kepada kelompok dengan pendapatan tertentu sehingga akan tercapai keterjangkauan bagi kelompok tersebut. Rumah dengan metode beton pracetak dari RISHA ini cenderung ditujukan bagi masyarakat berpenghasilan rendah (MBR). Sistem RISHA ini melibatkan  beberapa komponen panel yang kemudian akan menjadi modul struktur yang dapat dibuat menjadi struktur yang lebih kompleks. Pencarian data untuk studi kasus RISHA dilakukan dengan wawancara kepada salah satu peneliti dari RISHA yang kemudian data yang didapatkan akan diolah dengan dibandingkan dengan metode konvensional. Perbandingan ditujukan untuk menemukan aspek-aspek yang membuat metode beton pracetak lebih terjangkau dibandingkan dengan metode konvensional. Berdasarkan hasil wawancara dan analisis dari data tersebut didapatkan bahwa metode beton pra cetak dapat menghasilkan struktur unit rumah tipe 36 yang lebih terjangkau daripada metode konvensional atau cast-in situ.
ABSTRACT
House is one of the primary needs of humans. However, the lack of choice of housing at an affordable price makes it impossible for everyone to take shelter in their own home. Various efforts have been made by the government to provide affordable and decent houses for all of its citizens. Of the various types of effortss, modifying the method of home construction is one of the choices. These methods have different processes that will affect the results and prices of the house. The construction method with precast concrete technology is one method that can produce a more affordable house price because of the efficiency of the process. RISHA is a design of residential building construction technology with compact and modular-sized components and uses a knock down system. A house can be deemed to be affordable if the price is aimed at a group with certain income so that the group can achieve affordability. This house with precast concrete method from RISHA tends to be aimed at low-income communities (MBR). This RISHA system involves several panel components which will then become structural modules that can be made into more complex structures. Data searching for the RISHA case study was obtained by interviewing one of the researchers from RISHA. The data that is obtained would be processed to be compared to conventional methods. Comparisons are aimed to find aspects that make the precast concrete method more affordable compared to conventional methods. Based on the results of interviews and analysis of these data, it was found that the pre-cast concrete method can produce a type 36 housing unit structure that is more affordable than conventional methods or cast-in situ.

Tesis ini menganalisis brand relationship dengan menguji pengaruh dari empat variabel, yaitu kepuasan, kualitas alternatif, investasi hubungan, dan frekuensi yang berhubungan dengan perilaku, terhadap komitmen konsumen merek asli sekaligus imitasi produk fashion kategori affordable luxury, serta hasil dari hubungan tersebut berupa kemungkinan pembelian kembali dan dukungan terhadap merek asli. Berdasarkan data dari 155 konsumen muda yang diuji menggunakan Relationship Investment Model, maka dapat diketahui bahwa komitmen tidak berpengaruh secara positif pada kemungkinan pembelian kembali merek asli, sedangkan komitmen berpengaruh secara positif pada dukungan konsumen terhadap merek asli.
This thesis analyzed brand relationships with examined the effect of four variables, which are satisfaction, quality of alternatives, relationship investment, and behavioral frequency, toward commitment of genuine and counterfeit-item of affordable luxury fashion products consumers, and the relationship outcomes: repurchase likelihood and brand support. From the data that examined using the Relationship Investment Model of 155 young consumers, it was shown that commitment positively unrelated to repurchase likelihood of genuine brand, whereas commitment positively related to genuine brand support.

Malaysia is currently focusing on providing affordable housing all over the country as part of the plan to tackle the problem of rising costs of house ownership due to several reasons such as economic crisis and land limitations. However, there is a limited number of methodical study made on the residents’ feedback towards the indoor environment of an affordable housing. Indoor environmental quality (IEQ) is an important aspect of occupants’ wellbeing as it will affect their health and productivity. Thus, it is a paramount step in evaluating the residents’ feedback towards IEQ to serve as an indicator of building performance and condition. Additionally, the health and productivity of the residents should be evaluated in order to identify the effect of IEQ towards the occupants. The questionnaire survey is used in order to achieve the objectives and to gain the access to the respondents’ views and feedbacks. The pilot questionnaire study was conducted at two apartments in Kuala Lumpur, Malaysia and the data collected were evaluated and analyzed using the SPSS Software. The outcome of this pilot study is significant as it shows the residents dissatisfaction level towards IEQ factors such as noise, glare, and privacy, and the aspects of IEQ that are important such as ventilation. Additionally, it has been found that the IEQ of the residents does affect the health and productivity of the occupants. It is anticipated that the outcome of this study will serve as an indicator of building performance improvements to achieve a better quality of the indoor environment for affordable housing in Malaysia.

Implementasi program perumahan sederhana yang terjangkau adalah upaya yang lazim oleh pemerintah Indonesia untuk menghasilkan perumahan yang terjangkau, yang dapat dibeli oleh keluarga yang berpenghasilan 30% hingga 80% dari pendapatan median komunitas menurut program perumahan federal Amerika Serikat ((Chatfield, Melissa, & Warnock) , 2000) dikutip dalam (Salama & Alshuwaikhat, 2006)). Namun, aspek keberlanjutan perumahan sering diabaikan. Keterjangkauan dalam perumahan umumnya dipertimbangkan melalui biaya konstruksi saja, yang sama tidak tepat secara mendalam. Keterjangkauan perumahan harus dipertimbangkan melalui desain, lokasi, kondisi, lingkungan, akses transportasi, dll. Pendekatan keterjangkauan perumahan ini secara tidak langsung berkaitan dengan keberlanjutan perumahan, di mana sebuah konsep yang menguntungkan keseluruhan biaya perumahan dalam kinerja jangka panjangnya. Sehubungan dengan pernyataan ini, konstruksi perumahan harus direkayasa agar terjangkau tanpa mengabaikan aspek keberlanjutan. Rekayasa yang tepat untuk metode konstruksi perumahan dapat diimplementasikan untuk mencapai keterjangkauan perumahan tanpa mengabaikan aspek keberlanjutan. ......Simple affordable housing program implementations are prevalent attempts by Indonesian government to produce affordable housing, which can be purchased by families earning 30% to 80% of the community median income according to The United States federal housing programs ( (Chatfield, Melissa, & Warnock, 2000) cited in (Salama & Alshuwaikhat, 2006)). However, the sustainability aspect of housing is often overlooked. Affordability in housing is generally considered through the construction cost which is utterly not the case. Affordability of housing is should be considered through the design, location, condition, neighborhood, transportation access, etc. These housing affordability approaches are indirectly related to housing sustainability, in which a concept that benefits the overall housing cost within its long-term performance. With respect to this statement, housing construction should be engineered to be affordable without ignoring the aspect of sustainability. The proper engineering for the construction method of the housing can be implemented in order to achieve housing affordability without ignoring sustainability aspect.

Indonesia merupakan negara dengan potensi pertumbuhan penjualan barang mewah yang besar, terutama pada produk fashion. Namun, di sisi lain Indonesia juga merupakan negara dengan penduduk Muslim terbesar di dunia. Konsumsi barang mewah sering dianggap sebagai konsumsi untuk menaikkan status dan menunjukkan sifat cinta dunia, yang mana hal ini bertolak belakang dengan konsep agama Islam. Penelitian ini bertujuan menganalisis apakah purchase intention dan purchase behavior produk fashion dipengaruhi atau tidak oleh tingkat religiusitas konsumen dengan menggunakan model extended Theory of Planned Behavior TPB . Sampel pada penelitian ini adalah konsumen Muslim yang pernah melakukan pembelian produk fashion mewah kategori affordable. Data diolah dengan menggunakan Partial Least Square Structural Equation Modelling PLS SEM pada SmartPLS 3. Hasil penelitian menunjukkan bahwa attitude, subjective norm, dan perceived behavioral control berpengaruh positif terhadap purchase intention. Perceived behavioral control juga berpengaruh positif terhadap purchase behavior. Selain itu, religiusitas ditemukan tidak memoderasi hubungan antara attitude, subjective norm, perceived behavioral control, purchase intention, dan purchase behavior pada produk fashion mewah. ......Indonesia is a country with huge potential growth in sales of luxury goods, especially in fashion products. However, on the other hand Indonesia is also a country with the largest Muslim population in the world. Consumption of luxury goods is often regarded as status consumption and show the nature of love of the world, which is contrary to the concept of Islam. This study aims to analyze whether purchase intention and purchase behavior of fashion products is affected or not by the level of consumer religiosity by using an extended framework of the Theory of Planned Behavior TPB. The sample in this study is Muslim consumers who have made purchases of affordable luxury fashion products. The data were processed using Partial Least Square Structural Equation Modelling PLS SEM in SmartPLS 3. The results showed that attitude, subjective norm, and perceived behavioral control have positive effect on purchase intention. Perceived behavioral control also has a positive effect on purchase behavior. Furthermore, religiosity does not moderate the relationship between attitude, subjective norm, perceived behavioral control, purchase intention, and purchase behavior on luxury fashion products.

Perumahan merupakan kebutuhan dasar masyarakat selain sandang dan pangan. Pemerintah memiliki kebijakan yang sifatnya strategis yaitu pembangunan satu juta rumah untuk rakyat. Untuk mewujudkan kebijakan tersebut, diperlukan kerja sama dan kolaborasi antar pemangku kepentingan yang terkait. Penelitian ini menganalisis tata kelola kolaborasi dalam pembangunan satu juta rumah untuk rakyat yang dilakukan pada Deputi Bidang Dukungan Kebijakan Ekonomi, Infrastruktur dan Kemaritiman, Setwapres dan pemangku kepentingan terkait lainnya Kementerian PUPR, Kemendagri, Kementerian ATR/BPN, REI, dan HUD Institute. Tujuan penelitian ini adalah untuk 1 menganalisis proses tata kelola kolaborasi dalam kebijakan pembangunan satu juta rumah untuk rakyat; 2 menganalisis faktor yang berpengaruh terhadap tata kelola kolaborasi dalam kebijakan pembangunan satu juta rumah untuk rakyat. Penelitian ini menggunakan pendekatan postpositivis dengan metode kualitatif dengan teknik pengumpulan data berupa wawancara mendalam dengan informan terkait. Hasil dari data dan informasi yang diperoleh dianalisis dengan menggunakan teknik analisis kompensial. Dari hasil penelitian diperoleh hasil bahwa 1 proses tata kelola kolaboratif yang dilakukan oleh para pemangku kepentingan yang terkait dengan pembangunan satu juta rumah untuk rakyat belum sepenuhnya sempurna. 2 dalam proses tata kelola kolaborasi pembangunan satu juta rumah untuk rakyat, desain kelembagaan/institusi dan kepemimpinan fasilitatif memiliki pengaruh terhadap jalannya proses kolaborasi tersebut. The government has a policy of strategic nature, namely the construction of one million houses for the people. To realize these policies, there is the need for cooperation and collaboration among relevant stakeholders. This study analyzes the governance of collaboration in the construction of one million houses for the people undertaken by the Deputy for Economic, Infrastructure and Maritime Policy Support, Secretariat of Vice President, and other relevant stakeholders Ministry of PUPR, Ministry of Home Affairs, Ministry of ATR BPN, REI, and HUD Institute. The purpose of this study is to 1 analyze the governance process of collaboration in the development of the one million houses for the people policy 2 analyze the factors that affect the governance of the collaboration in the development of the one million houses for the people policy. This research uses a post positivist approach with qualitative methods of data collection techniques such as in depth interviews with relevant informants. The results of the data and information obtained were analyzed using comparative analysis techniques. From the results of the research, it was found that 1 the collaborative governance process carried out by the stakeholders associated with the construction of one million houses for the people has not been fully completed 2 in the governance process of collaboration in building one million houses for the people, institutional design and facilitative leadership have influence on the course of the collaboration process. Sebagai salah satu program pembangunan Indonesia, diantaranya adalah pembangunan perumahan terutama perumahan untuk masyarakat yang memiliki pendapatan rendah atau masyarakat miskin. Pembangunan perumahan rakyat juga dilakukan di wilayah DKI Jakarta berupa pembangunan Rumah Susun Sederhana Sewa Rusunawa dikhususkan untuk Masyarakat Berpenghasilan Rendah MBR . Namun, terjadi penunggakan terutama dalam pembayaran retribusi bulanan untuk tiap unit rusunnya sehingga menyebabkan kerugian hingga Rp 29 Miliar. Hal ini disebabkan kurangnya daya beli dan tingkat kelayakan kerja penghuni Rusunawa. Oleh sebab itu, dalam penelitian ini membahas solusi untuk meningkatkan kelayakan huni dan kelayakan kerja penghuni rusunawa berupa pembuatan bisnis untuk tiap rumah susun dengan metode perbandingan solusi Pairwise Comparison Chart. Hasil penelitian ini menunjukkan bahwa dengan menerapkan bisnis dapat mengatasi penunggakan pembayaran unit rumah susun, sementara untuk solusi bisnis yang diterapkan berupa bisnis Pengolahan Ikan menjadi Ikan Fillet dengan biaya investasi sebesar Rp 20.636.759.000.- dan Produksi Mainan Edukasi dengan biaya investasi sebesar Rp 4.364.280.250.
ABSTRACT
As one of Indonesians development program, one of them is housing development, are made for low income or poor communities. Construction of public housing also held in the area of Jakarta as the Capital City of Indonesia in the form of Simple Rent Flat Rusunawa and its devoted to The Low Income Communities MBR . However, there are arrears, especially in the payment of monthly retribution for each unit int the flat causing losses of up to Rp 29 billion. This problems happen due to lack of purchasing power and the level of employability of the flat residents. Therefore, this study disccusses the solution to improve the feasibility of occupancy and the feasibiliy of work for the flats residents in the form of building a business solution for each flat by using a comparison method. The Pairwise Comparison method are used due to definiting the business solution for each flat. The result of this study indicate that by applying the business solutions can overcome the payment arrears of the flat unit, while the business solution itself are fish fillet processing business with the investment cost of Rp 20.636.759.000, and educational toy production as the other solution with investment cost of Rp 4.364.280.250.

Penelitian ini bertujuan untuk mengetahui faktor-faktor pengaruh influencer yang mempengaruhi pembelian impulsif merek mode menggunakan Persuasion Framework. Berdasarkan persuasion framework yang menekankan pada peran penerima, penelitian ini mengidentifikasi lima faktor utama yaitu popularitas, identifikasi, kekaguman, jarak sosial dan kecocokan yang dirasakan yang dapat berkontribusi dalam pembelian impulsif. Penelitian ini menggunakan desain penelitian konklusif deskriptif dengan pengambilan data secara cross-sectional dengan kuesioner online melalui Google Form ke seluruh wilayah Indonesia. Sampel yang digunakan dalam penelitian ini merupakan pengguna media sosial aktif yang mengikuti beberapa fashion influencer dan mengetahui brand yang dikategorikan sebagai affordable luxury. Jumlah responden pada penelitian ini adalah 210 responden. Penelitian ini menggunakan metode Structural Equation Modelling (SEM) dengan aplikasi Smart PLS 3.0. Temuan penelitian ini mengungkapkan bahwa kepercayaan tidak berpengaruh signifikan dalam mempengaruhi pembelian impulsif. Kemudian, penelitian ini menegaskan bahwa faktor identifikasi dan kekaguman terhadap influencer berkontribusi secara signifikan untuk meningkatkan pembelian impulsif. Implikasi bagi pemasar adalah bahwa merek affordable luxury harus mencari kerja sama tidak hanya dengan influencer yang relevan, tetapi juga influencer yang dikagumi oleh konsumen. Influencer dengan yang dirasa cocok, relevan dan memiliki jarak sosial yang kecil dapat memperoleh kepercayaan konsumen dan menghasilkan efek dukungan yang lebih besar. ......This study aims to determine the factors of influencer that influence impulse buying of affordable luxury fashion brands using the Persuasion Framework. Based on a persuasion framework that emphasizes the role of the receiver, this study identifies five main factors namely popularity, identification, adoration, social distance, and perceived fit that can contribute to impulse buying. This study used a descriptive conclusive research design with cross-sectional data collection using an online questionnaire via Google Form throughout Indonesia. The sample used in this study are active social media users who follow several fashion influencers and know which brands are categorized as affordable luxury. The number of respondents in this study were 210 respondents. This study uses the Structural Equation Modelling (SEM) method with the Smart PLS 3.0 application. The findings of this study reveal that trust has no significant effect on impulse buying. Thus, this study confirms the factors of identification and adoration of influencers contribute significantly to increasing impulse buying. The implication for marketers that affordable luxury brands should seek cooperation not only with relevant influencers, but also influencers who are adored by consumers. Influencers with perceived fit, relevance and small social distance can gain consumer trust and generate greater endorsement effects.
