"Konstruksi Jetty merupakan item utama yang mendukung operasional PLTU. Namun, proses konstruksi Jetty pada umumnya dan khususnya di lokasi PLTU Sulut-1 menemui beberapa kendala dimana lokasi Jetty di pantai terbuka yang langsung menghadap Samudera Pasific dan Laut Cina Selatan (Philipina), sehingga ombak dan arus laut yang cukup besar akan sangat berpengaruh pada faktor kesulitan konstruksi Jetty dan target schedule yang berpotensi delay. Solusi yang dilakukan ialah dengan melakukan re-desain Jetty model konvensional in-situ menjadi model precast.
Hasil dari analisis perbandingan diperoleh hasil bahwa Jetty model Precast lebih mudah dikerjakan dan mampu menghemat durasi waktu pekerjaan sekitar 16-20%. Penerapan metode precast (pra-cetak) telah memenuhi aspek Lean Construction, sebab memiliki produktivitas lebih tinggi, durasi lebih cepat, dan meng-eliminasi pemborosan. Meskipun demikian, Jetty model precast juga memiliki kekurangan dimana volume rebar yang diperlukan lebih besar 8% dibanding metode konvensional in-situ. 

Jetty construction is the main item that supports PLTU/CFSPP operations. However, the process of Jetty construction in general and especially at the PLTU Sulut-1 location encountered several obstacles where the location of the Jetty on open coast that directly faces the Pacific Ocean and the South China Sea (Philippines), so that the waves and sea currents quietly large and will affect to Jetty construction become highly difficulties and potentially delay target schedule. Therefore, the solution is to re-design conventional in-situ Jetty model into precast model.
The results of the comparison analysis show that the Jetty Precast model become more easily to construct and faster to save the duration of work around 16-20%. The application of the precast method has fulfilled the Lean Construction aspect, because it has higher productivity, faster duration, and eliminates waste. However, the Jetty precast model also has dis-advantage which the rebar quantity is 8% more than the conventional in-situ method.

"The construction industry plays an important role in establishing the infrastructure required for socio-economic development and directly contributes to economic growth. On the other side, it also generates severe impacts on the environment. The construction industry is one of the biggest environmental polluters and it also consumes large quantities of raw materials. Value Engineering originates from the manufacturing industry in order to deliver higher value and quality to a product by means of an increase in efficiency. ‘Lean Construction’ (LC) concepts emerged as a consequence of the application of VE philosophy, specifically for construction industry. LC extends from the objectives of a lean production system – to maximize value and to minimize waste – in relation to specific techniques and then applies them conceptually in a new project delivery process. The aims of this paper are to present practical examples of the application of Value Engineering and Lean Construction concepts within a green building construction project and to qualitatively assess its benefits in terms of environmental impact and waste minimization. A detailed case study was conducted for project execution of a new multi-storey government institutional building in the Jakarta central business district. This project adopts a Green Building and a Green Site concept in order to reduce potential environmental impact during the construction phase itself and during the occupancy phase of the building. The case study primarily concerns issues such as water consumption, power usage, etc. This project is a perfect example for the application of Value Engineering and Lean Construction philosophies in order to deliver better quality, faster completion, environmentally friendly practice, and less waste generation. The adoption of environmental awareness in the context of building design, the application of alternative and/or recycled/environmentally friendly materials, along with a number of “green” technologies and building systems featured in this building concept will deliver greater value without jeopardizing the ecology. Meanwhile, the adoption of prefabrication construction methods, intelligent excavation works, ‘Reduce-Reuse-Recycle’ principles, and simple ‘environmentally-aware’ on-site practices can minimize the waste produced and the local environmental impact emitted during project execution."

"Ditemukan fenomena pembengkakan (cost overrun) pada PT. XYZ yang disebabkan oleh pemborosan (Waste). Sehingga tujuan dari penelitian ini adalah Mengevaluasi Work breakdown structure (WBS) yang menyebabkan Waste (pemborosan) sehingga menyebabkan pembengkakan biaya proyek, serta mengevaluasi metode yang cocok yang dapat diterapkan serta dampaknya dengan konsep / prinsip Lean Construction. Hasil yang diperoleh menunjukkan penerapan lean construction dapat menurunkan deviasi progress sebesar 4,27%; memperbaiki kinerja biaya sebesar 18,15%; serta memperbaiki durasi selama 134 hari. Dapat disimpulkan bahwa hipotesa awal diterima, yaitu penggunaan kombinasi Lean Construction tools dapat memperbaiki kinerja biaya proyek pada proses berulang pada proyek gedung bertingkat tinggi.

The phenomenon of cost overrun was found at PT. XYZ caused by waste. So the purpose of this research is to evaluate the work breakdown structure (WBS) that causes waste, causing project cost overruns, as well as evaluating suitable methods that can be applied and the impact on the concept/principle of Lean Construction. The results obtained show that the application of lean construction can reduce the deviation of progress by 4.27%;
improve cost performance by 18,15%; and improved duration by 134 days. It can be concluded that the initial hypothesis is accepted, namely the use of a combination of Lean Construction tools can improve project cost performance in iterative processes in high-rise building projects.

"Kejadian bencana alam di Indonesia yang terjadi setiap tahunnya mengakibatkan masifnya kerusakan rumah masyarakat, hal tersebut membutuhkan strategi pelaksanaan rekonstruksi perumahan pascabencana yang cepat dan tepat. Salah satu kontributor terpenting adalah perusahaan konstruksi atau kontraktor, dalam keadaan pascabencana kontraktor harus bekerja di lingkungan proyek yang jauh lebih rumit daripada proyek konvensional, hal ini sering mengakibatkan buruknya kinerja kontraktor. Untuk menyelesaikan masalah tersebut, sebuah penelitian dilakukan dengan mengajukan alternatif solusi untuk meningkatkan kinerja kontraktor pada proyek rekonstruksi perumahan pascabencana. Penelitian ini bertujuan untuk melihat pengaruh impementasi bean Construction dan Building Information Modelling (BIM) terhadap peningkatan kinerja kontraktor. Survey kuesioner yang divalidasi menggunakan PLS-SEM dipilih sebagai metode penelitian, dengan sampel responden anggota tim kontraktor yang mengerjakan proyek rekonstruksi perumahan pascabencana. Penelitian ini menyajikan evaluasi dari hubungan antara faktor-faktor Lean Construction dan BIM yang mempengaruhi secara signifikan meningkatnya kinerja kontraktor pada proyek rekonstruksi perumahan pascabencana di Indonesia.

The occurrence of natural disasters in Indonesia every year results in massive damage to people's homes, this requires a strategy for implementing post-disaster housing reconstruction that is fast and precise. One of the most important contributors is a construction company or contractor, in post-disaster situations, contractors have to work in a project environment that is much more complicated than conventional projects, and this often results in poor contractor performance. To solve this problem, a study was conducted by proposing alternative solutions to improve contractor performance in post-disaster housing reconstruction projects. This study aims to see the effect of Lean Construction and Building Information Modeling (BIM) implementation on improving contractor performance. A validated questionnaire survey using PLS-SEM was chosen as the research method, with a sample of respondents belonging to a contractor team working on a post-disaster housing reconstruction project. This study presents an evaluation of the relationship between Lean Construction and BIM factors that significantly influence contractor performance improvements in post-disaster housing reconstruction projects in Indonesia."

"Perusahaan EPC dituntut untuk bersaing dalam industri yang sangat kompetitif dengan margin keuntungan tipis. Kualitas rancangan adalah salah satu faktor krusial untuk memastikan proyek berjalan mulus dan menghasilkan keuntungan. Studi terdahulu menemukan bahwa sekitar 70% aktivitas pekerjaan pada proyek konstruksi adalah aktivitas yang tidak bernilai tambah dimana mayoritas proyek berakhir dengan keterlambatan dan pembengkakan biaya. Hal serupa terjadi pada proyek yang dikerjakan PT. XYZ. Kerangka lean information akan digunakan untuk mengidentifikasi dan menganalisis faktor-faktor pemborosan pada fase perancangan proyek EPC. Sebanyak 28 faktor pemborosan berhasil diidentifikasi lewat studi literatur mendalam. Kemudian, uji validitas dan reliabilitas dilakukan untuk mendapatkan indikator yang valid dan andal. Uji korelasi selanjutnya dilakukan terhadap masing-masing indikator dan kategori pemborosan. Selanjutnya analisis statistik deskriptif dan relative index dilakukan untuk mendapatkan peringkat faktor pemborosan dominan. Penelitian ini menghasilkan tujuh faktor pemborosan dominan yaitu X14 (menunggu dokumen yang dibutuhkan), X5 (rapat yang terlalu lama, X17 (menunggu respon atas dokumen), X15 (menunggu persetujuan dokumen), X13 (mengerjakan dokumen dengan basis informasi yang sudah outdated), X24 (informasi yang tersedia salah), dan X23 (mengerjakan dokumen demi target yang tidak realistis). Implikasi manajerial dari penemuan ini adalah perusahaan perlu berfokus pada: (1) perencanaan proyek yang efisien, (2) aliran informasi yang lebih ramping, (3) aktivitas berbasis pull-planning, (4) pengembangan yang berkesinambungan, dan (5) komitmen dalam pengembangan sumber daya manusia.

EPC company is challenged to compete in a cut-throat industry with many competitors and slim profit margin. The engineering quality is the most crucial factor to ensure project runs smoothly and still profitable. Previous studies revealed that 70% of activities in a construction project is non-added value activities. Coherently, historical results showed that most of projects run by PT. XYZ ended up in delay and cost overrun which reduced company's profit. Lean information framework was utilized to analyze factors that contribute to waste of cost during the engineering phase of the EPC project. Through a extensive literature review, 28 waste factors were identified. Validity and reliability test were employed to get valid and reliable indicators. Then, correlation test was carried out to determine all indicators that correlated with waste of cost. Furthermore, the correlated indicators were ranked using descriptive statistic and relative index analysis. The result showed that there are seven dominant factors which are X14 (wait for the needed documents), X5 (the meetings are too far and too long), X17 (wait for the feedback of information), X15 (wait for the documents' approval), X13 (produce the documents with outdated information), X24 (error of provided information), and X23 (produce the dummy document to meet target). The managerial implications are PT. XYZ should focus on: (1) efficient planning, (2) streamlined information flow, (3) pull-based planning activities, (4) continuous improvement, and (5) human resource development."

"The fragmented nature of the construction industry can be alleviated by implementing the concept of
"lean construction, " particularly supply chain management. Studies on the performance of supply chains
in manufacturing industry are accessible, however, its adaptation in developing performance indicators
of supply chains in construction industry is much needed. The development of performance indicators
suitable for the construction industry is discussed in this paper. These indicators can be used as tools for
evaluating the performance of supply chains in the context of their efectiveness and efficiency during
production process towards lean condition, on Indonesian construction projects. The attempt to formulate
these indicators involved identifying the types of data commonly recorded on typical large construction
projects, based on _field surveys. The survey was supported with literature study on the indicators used in
manufacturing industry for possible adaptation. The potential application of the initial set of indicators
were then verified on several construction sites, and resulted in ten indicators recommended for
application on large construction projects. Because most large projects have implemented comprehensive
data recording system, these data should optimally be used for analyzing the production process in the
efforts to minimize wastes. It is recommended that contractors improve their data recording systems by
adding monitoring of material arrivals, formulating standard forms, and documenting customers'
complaints. This can benefit a contractor efforts in providing the value demanded by the client, but also
the satisfactory of and positive cooperation from other stakeholders in the supply chains.

"Pembengkakan biaya yang terjadi pada proyek konstruksi di Indonesia masih masif dan terus terjadi. Dampak dari pembengkakan biaya diantaranya yaitu penundaan dalam penyelesaian proyek, penurunan kualitas proyek, hingga menurunkan keuntungan stakeholder proyek (Susanti & Nurdiana, 2020). Pembengkakan biaya dapat terjadi akibat adanya pemborosan waste dari kegiatan proyek yang tidak menambah nilai (Non-Value Added). Oleh karena itu, diperlukan pendekatan lean construction untuk meminimalkan pemborosan dan memaksimalkan nilai tambah proyek. Kerangka lean thinking dan metode Value Stream Mapping akan digunakan dalam penelitian ini. Value Stream Mappingmerupakan alat untuk membuat representasi diagram alur dari seluruh langkah dalam suatu proses pekerjaan proyek dengan tujuan untuk menampilkan potensi perbaikan yang dapat diterapkan. Dengan metode ini akan diidentifikasi faktor pemborosan dalam fase perancangan dan fase konstruksi serta rekomendasi untuk mengeliminasi pemborosan pada proyek bangunan gedung bertingkat. Metode yang digunakan dalam penelitian ini adalah validasi pakar, survei kuesioner, dan pengolahan data menggunakan analisa deskriptif, analisa RII, dan analisis uji SPSS 29. Analisis ini akan memberikan wawasan mendalam tentang bagaimana setiap faktor pemborosan berkontribusi terhadap inefisiensi keseluruhan dan biaya tambahan dalam proyek konstruksi. Sebagai hasil dari penelitian, VSM mempengaruhi proyek dalam membantu mengurangi ketidakefisienan dalam biaya operasional proyek & pembengkakan biaya proyek. Hasil penelitian ini diharapkan dapat memberikan rekomendasi praktis yang dapat diimplementasikan oleh para stakeholder proyek untuk meningkatkan produktivitas dan mengurangi potensi dalam pembengkakan biaya proyek.

Cost overruns in construction projects in Indonesia remain massive and ongoing. The impacts of these cost overruns include delays in project completion, decreased project quality, and reduced profits for project stakeholders (Susanti & Nurdiana, 2020). Cost overruns can occur due to wasteful activities in project operations that do not add value (Non-Value Added). Therefore, a lean construction approach is required to minimize waste and maximize the added value of the project. The lean thinking framework and the Value Stream Mapping method will be used in this research. Value Stream Mapping is a tool for creating a diagrammatic representation of all steps in a project work process, with the aim of showcasing potential improvements that can be applied. This method will identify faktors of waste in the design and construction phases and provide recommendations for eliminating waste in high-rise building projects. The methods used in this research are expert validation, questionnaire survey, and data processing using descriptive analysis and spearman correlation using Statistical Product for Service Solution (SPSS). As a result of the research, VSM affects the project by helping to reduce inefficiencies in project operational costs and project cost overruns. The results of this research are expected to provide practical recommendations that can be implemented by project stakeholders to enhance productivity and reduce the potential for cost overruns in construction projects."

"Industri konstruksi memiliki pengaruh besar dalam menghasilkan limbah meskipun upaya Indonesia untuk mengurangi limbah salah satunya dengan menciptakan Peraturan Menteri PUPR No. 9 tahun 2021, yang memberikan pedoman untuk konstruksi berkelanjutan. Integrasi teknik konstruksi ramping ke dalam industri konstruksi mungkin langkah penting untuk mempersiapkan Konstruksi 4.0 di Indonesia di mana tantangan telah menjadi lebih kompleks melibatkan digitalisasi dan otomatisasi. Penelitian ini difokuskan pada mengevaluasi kemajuan implementasi konstruksi ramping di Industri Konstruksi Indonesia dan hambatan-hambatannya. Untuk memahami kondisi terkini implementasi konstruksi ramping di Indonesia, dilakukan wawancara semi-struktur dengan para profesional konstruksi. Sebagai penilaian terhadap hambatan penerapan konstruksi ramping untuk mencapai Konstruksi 4.0, digunakan kuesioner berpasangan yang akan dihitung menggunakan metode Analytical Hierarchy Process (AHP). Melalui wawancara semi-struktur, diketahui bahwa Keputusan Menteri PUPR No. 9 menyediakan dasar yang baik untuk pemahaman dasar tetapi kurangnya panduan bagi perusahaan konstruksi sebagai standar, dengan alat yang paling umum digunakan di antaranya adalah praktik 5S dan operasi standar. Sebagian besar limbah ramping yang disebutkan dalam Keputusan Menteri PUPR No. 9 tahun 2021 telah dihadapi oleh perusahaan konstruksi. Meskipun ada panduan dari Keputusan Menteri PUPR No. 9 tahun 2021, implementasi konstruksi ramping tetap terbatas, hal ini disebabkan oleh hambatan "Manusia" yang dihadapi oleh industri konstruksi seperti kurangnya kepemimpinan dan dukungan manajemen tingkat atas serta pendidikan yang kurang mengenai prinsip-prinsip ramping.

The construction industry has a big influence on contributing to generating waste despite Indonesia’s efforts to reduce waste one of which was creating PUPR Ministerial Decree No. 9 of 2021, providing guidelines for sustainable construction. Integrating lean construction techniques into the construction industry might be a crucial step to take for preparing Construction 4.0 in Indonesia where challenges have become more complex involving digitalisation and automation. This research focuses on evaluating the progress of the implementation of lean construction in the Indonesian Construction Industry and the barriers to implementing it. To understand the existing conditions of lean construction implementation in Indonesia a semi-structured interview with construction professionals is conducted, and as for the assessment of barriers of applying lean construction to achieve Construction 4.0, using a pairwise questionnaire which will be computed using the Analytical Hierarchy Process method. Through conducting a semi-structured interview, it is established that PUPR Ministerial Decree No. 9 provides a good basis for the basic understanding but lacks guidelines for the construction companies to hold as a standard, with the most familiar tools used across the companies are 5S practices and standardised operations. Most of the lean wastes that are mentioned in PUPR Ministerial Decree No. 9 of 2021 have been encountered across construction companies. Despite guidelines that are delivered by PUPR Ministerial Decree no. 9 of 2021, the implementation of lean construction remains limited, this is due to the “Man” barrier faced by the construction industry such as lack of leadership and top management support and inadequate education on lean principles. "

"Konstruksi ramping atau lean construction adalah filosofi manajemen yang mulai populer dan efektif untuk menangani permasalahan dan meningkatkan performa proyek konstruksi. Dalam implementasinya, Last Planner System atau LPS menjadi alat implementasi komprehensif yang paling banyak diketahui dan diterapkan. Walaupun demikian, masih banyak hambatan bagi organisasi-organisasi lain untuk mengimplementasikan LPS pada proyek mereka. Masalah ini salah satunya berakar dari kurangnya pemahaman yang berar terhadap konsep LPS serta praktiknya. Oleh karena itu, penelitian ini berkontribusi dalam mengembangkan pembelajaran aktif LPS menggunakan prinsip serious game simulasi digital. Penelitian ini akan mencakup proses identifikasi dan pengembangan permainan simulasi dengan keluaran berupa sebuah permainan simulasi digital LPS yang terverifikasi oleh pakar untuk dapat membantu meningkatkan pemahaman partisipan dalam pembelajaran Last Planner System sebagai pemenuhan tujuan dari pembelajaran aktif.

Lean construction has been a popular management philosophy in undertaking issues and improving construction projects’ performance. In its implentation, Last Planner System or LPS becomes the most well-known and widely-used comprehensive tool. Despite that, many other organizations still refrained from implementing LPS in their projects. The underlying issue is argued to be the poor understanding of LPS concept and practices. Therefore, this research contributes to the development of an active learning tools of LPS using a digital simulation serious game. This research will cover the process of identification and development of the simulation game with the output of an expert-verified game that could help with the teaching of LPS as the main goal of the active learning method."

"Inefisiensi pada aktivitas dalam proyek konstruksi menciptakan pemborosan. Penelitian ini berfokus padaidentifikasi faktor-faktor pemborosan dari aktivitas dalam proyek konstruksi. Kemudian membentuk desain penerapan lean construction tools sebagai sarana meminimalkan pemborosan waktu proyek konstruksi perumahan di PT XYZ. Tujuan dari penelitian ini diharapkan menghasilkan rekomendasi tanggapan terhadap faktor-faktor pemborosan yang dapat terjadi pada pelaksanaan proyek konstruksi perumahan di PT XYZ untuk selanjutnya dilakukan penerapan manajemen proyek konstruksi dengan pendekatan lean construction. PT XYZ merupakan perusahaan subkontraktor proyek konstruksi yang jasa pekerjaanya dominan pada proyek konstruksi perumahan dengan skala kecil dan menengah. Waktu penyelesaian proyek menjadi faktor signifikan dalam penentuan keberhasilan proyek. Penelitian ini merupakan penelitian kualitatif dengan pendekatan studi kasus. Data diperoleh dengan pertanyaan tertulis dan wawancara mendalam dengan beberapa responden. Hasil penelitian menunjukkan terdapat 4 aktivitas yang tepat dikategorikan sebagai faktor pemborosan waktu dalam pelaksanaan proyek konstruksi perumahan. Dengan membentuk desain penerapan Last Planner System penghematan waktu dapat dihasilkan selama 3 hari dari total 120 hari kalender. Hasil penelitian juga menunjukkan kesiapan perusahaan dalam mengimplementasikan prinsip-prinsip lean construction menunjukkan nilai 3.5 dari skala 5 hal tersebut mengindikasikan prinsip-prinsip tersebut telah dinyatakan dalam setiap proyek namun jarang diterapkan dalam proyek yang dikerjakan

Inefficient construction project operations produce waste. This research focuses on the identification of waste factors from activities in construction projects. Then form a design to apply lean construction tools to minimize the waste of time for housing construction projects at PT XYZ. This study aims to produce recommendations for responses to waste factors that can occur in housing construction projects at PT XYZ for further implementation of construction project management with a lean construction approach. PT XYZ is a construction project subcontractor whose work services dominate small and medium-scale residential construction projects. Project completion time is a significant factor in determining project success. This research is qualitative research with a case study approach. Data were obtained by written questions and in-depth interviews with several respondents. The results showed that four activities were rightly categorized as time-wasting factors in the implementation of housing construction projects. By designing the implementation of the Last Planner System, time savings can be generated for three days out of a total of 120 calendar days. The results also show the company's readiness to implement lean construction principles, showing a score of 3.5 out of 5, indicating that these principles have been stated in every project but are rarely applied in their projects. "
